Purpose:
To independently lead and manage all legal due diligence, documentation, and compliance functions for the organization encompassing both litigation and non-litigation matters. The role involves conducting in-depth internal title scrutiny, ownership verification, and legal risk assessment for all prospective and ongoing land acquisitions to ensure every transaction is legally sound before it reaches external validation. This includes complete in-house non-litigation work (due diligence, title verification, documentation, drafting, and internal opinions) in coordination with the panel legal team for external validation, whereas litigation matters are entirely handled by the panel advocates, with the in-house team responsible for active coordination, briefing, and case tracking. The position demands strong legal acumen, real-estate law expertise, and proactive cross-departmental coordination to safeguard the company's legal and commercial interests.

Key Deliverables / KPIs
1. Title Scrutiny & Legal Due Diligence
Conduct comprehensive in-house title verification and ownership chain mapping of all proposed and ongoing land parcels.
- Accuracy and completeness of internal title reports- % of lands with clear internal opinion within target timelines- Timely MIS updates and document flow completion
2. Drafting & Documentation
Drafting and vetting of MOUs, Land Purchase Agreements, Sale Deeds, Notices, and related instruments.
- Draft turnaround time (?3 working days)- % of templates standardized- Legal accuracy and compliance score
3. Business Development Coordination
Working closely with BD to obtain missing or additional ownership documents from landlords or government offices.
- % of required documents procured on time- Efficiency of coordination (follow-up closure rate ?90%)
4. Panel Advocate Coordination
Submitting internally vetted land files to panel advocates for external legal opinions; managing to-and-fro coordination of documents.
- Timely dispatch of files to panel advocates- % of panel advocate checklists cleared- On-time receipt of final legal opinions
5. Customer / Purchaser Query Handling
Supporting CRM in resolving purchaser advocate queries for title and documentation clearance.

6. Court Case Coordination (Litigation)
Supporting and coordinating with external counsels for ongoing litigation matters, preparing hearing briefs, and maintaining case MIS.

Maintaining and reviewing MIS for title scrutiny, panel advocates, and court cases; presenting consolidated legal reports to Directors.
