1) Conduct comprehensive title searches and due diligence to verify ownership, history, and status of land titles Ensure compliance with all legal and regulatory requirements related to property ownership,
2) Identify and assess legal risks and issues associated with property titles, easements, encumbrances, leases, agreements Work closely with internal and external legal teams, land surveyors, and government authorities to resolve title defects, discrepancies, and other legal issues, and obtain necessary clearances and approvals.
3) Review and analyze legal documents, including sale deeds, conveyance deeds, lease agreements, and property records Prepare title reports, certificates, and opinions summarizing findings from title searches and due diligence and provide recommendations for mitigating risks and ensuring clear title for project sites.
4) Assist in resolving legal disputes, claims, and litigation related to property titles, working collaboratively with legal counsel Maintain accurate and up-to-date records of title searches, legal documents, correspondence, and other relevant information related to title scrutiny activities.
