Job_Description":" I. Accounting & Financial Operations Management
1. End\-t-End Accounting Ownership
  • Take complete ownership of the organization\accounting function, ensuring that all financial transactions are accurately recorded, verified, and maintained in compliance with accounting standards and internal financial policies.
  • Supervise Accounts Payable, Accounts Receivable, General Ledger management, bank accounting, and day\-t-day financial operations across the head office and all project locations.
  • Personally review critical accounting entries, high\-value transactions, provisions, adjustments, and corrections to ensure correctness before finalization and reporting.
  • Ensure strong accounting discipline through effective use of ERP systems such as Tally ERP, Zoho Books, SAP, or Oracle, maintaining real\-time, reliable, and audit\-ready financial data.
    2. Project Accounting \Real Estate Focus
    • Lead and oversee project\-wise accounting for all real estate developments, ensuring accurate tracking of financial performance at each project level.
    • Prepare and review detailed project cost sheets, budgeted versus actual expenditure reports, cost\-t-complete statements, and appropriate allocation of overhead and common costs.
    • Ensure correct revenue recognition using the Percentage of Completion (POC) Method in strict compliance with Ind AS 115 and RERA regulations applicable to real estate projects.
    • Monitor and control construction costs, contractor and vendor payments, material procurement, MEP expenses, marketing and branding spends, administrative overheads, and site\-level operational costs in line with approved BOQs and management approvals.
      3. Month\-End, Quarter\-End & Year\-End Closures
      • Independently led monthly, quarterly, and annual financial closure activities across the organization.
      • Review and finalize journal entries, accruals, provisions, depreciation, re classifications, and inter\-company reconciliations to ensure completeness and accuracy.
      • Prepare and validate Trial Balance, General Ledger, and all supporting schedules in an audit\-ready manner.
      • Ensure timely financial closure in line with statutory requirements and internal management reporting timelines, coordinating effectively with auditors and internal teams.
        II. Statutory Compliance, Taxation & Regulatory Management
        1. GST & Indirect Tax Compliance
        • Take complete responsibility for GST compliance across all real estate projects and business entities of the organization.
        • Review and finalize monthly GSTR\-1 and GSTR\-3B returns and ensure accurate ITC reconciliation with GSTR\-2A and GSTR\-2B.
        • Oversee filing of annual GST returns including GSTR\-9 and GSTR\-9C, ensuring proper documentation and reconciliation.
        • Ensure correct GST classification, HSN\/SAC mapping, and applicability for construction services, works contracts, land\-related transactions, and marketing services.
        • Oversee accounting and compliance under Reverse Charge Mechanism (RCM) for works contracts, GTA, security services, and similar transactions.
        • Handle GST audits, notices, departmental communications, and ensure timely resolution of all GST\-related issues.
          2. Direct Tax, TDS & Statutory Filings
          • Oversee end\-t-end TDS compliance including computation, deduction, challan payment, and quarterly return filings for contractors, professionals, rent, commissions, and salaries.
          • Review and ensure timely filing of Form 24Q and Form 26Q and issuance of Form 16 and Form 16A to employees and vendors.
          • Coordinate income tax compliance activities including advance tax planning, assessments, scrutiny cases, and interaction with tax consultants.
          • Ensure compliance with Professional Tax, PF, ESI (in coordination with HR), labour\-related statutory requirements, and ROC filings wherever applicable.
          • Maintain up\-t-date statutory records and ensure zero exposure to penalties or non\-compliance risks.
            3. Audit Leadership & Regulatory Coordination
            • Act as the single point of ownership for statutory audits, internal audits, GST audits, tax audits, and cost audits wherever applicable.
            • Review audit schedules, explanations, reconciliations, and closure reports in coordination with auditors and consultants.
            • Ensure timely closure of audit observations and implementation of corrective and preventive actions.
              III. Budgeting, Financial Planning & Strategic Cost Control
              • Lead preparation of annual budgets, quarterly forecasts, and cash requirement plans in alignment with organizational growth and project timelines.
              • Review budget versus actual performance on a regular basis and analyze deviations to provide meaningful insights to management.
              • Closely monitor land acquisition costs, construction and development expenses, marketing and branding spends, pre\-operative expenses, and administrative overheads.
              • Provide management with cost\-benefit analysis, profitability evaluation, pricing support, and financial risk mitigation inputs for real estate projects.
                IV. Cash Flow, Banking, Treasury & Fund Management
                • Oversee preparation and review of daily, weekly, and monthly cash flow statements to ensure sufficient liquidity for smooth business operations.
                • Monitor fund inflows from customer collections and fund outflows towards vendor payments, contractor bills, statutory dues, and operational expenses.
                • Manage all banking operations including vendor payments, customer receipts, bank reconciliations, insurance payments, and compliance\-related banking documentation.
                • Coordinate with banks and financial institutions for project loans, term loans, CC\/OD facilities, interest servicing, renewals, audits, and inspections.
                  V. MIS Reporting & Financial Analysis
                  • Ensure preparation and review of comprehensive MIS reports including Profit & Loss statements, Balance Sheets, Cash Flow statements, and project\-wise performance summaries.
                  • Analyze financial data to identify cost overruns, revenue leakages, expense optimization opportunities, and deviations in project performance.
                  • Present clear, structured, and actionable financial insights to the Managing Director and senior management to support strategic and operational decision\-making.
                    VI. Vendor, Contractor & Customer Financial Oversight
                    • Oversee vendor and contractor ledger management by ensuring invoices are validated against agreements, BOQs, and milestone certifications before payment processing.
                    • Monitor ageing reports, resolve long\-pending balances, and maintain strong financial discipline in vendor and contractor settlements.
                    • Work closely with Sales and CRM teams to ensure accurate customer payment reconciliation, outstanding tracking, post\-dated cheque management, and receipt accuracy.
                    • Support resolution of customer\-related financial queries and discrepancies.
                      VII. Internal Controls, SOPs & Team Leadership
                      • Design, implement, and strengthen internal control frameworks to ensure accuracy, compliance, and fraud prevention across finance operations.
                      • Establish maker\-checker systems, approval workflows, and internal verification mechanisms for accounting and payment processes.
                      • Develop, document, and continuously improve SOPs for accounting, payments, statutory compliance, MIS reporting, and audit processes.
                      • Lead, mentor, and develop the Finance & Accounts team, ensuring capability building, accountability, and adherence to best practices.

                        Requirements QUALIFICATIONS & EXPERIENCE
                        • CA \/ CMA \/ ICMA (Qualified or Final Level preferred) with strong academic grounding in finance and accounting.
                        • Minimum 12\18 years of overall experience in Accounts and Finance, with at least 6\8 years in a senior managerial role.
                        • Mandatory experience in the Real Estate or Construction industry, including exposure to project accounting, RERA compliance, and POC\-based revenue recognition.
