Job Description

Key Responsibilities

1. HVAC System

  • Lead the

    operations & maintenance team

    for HVAC systems (High Side, Low Side & DX Units).
  • Ensure

    periodic check-ups & maintenance

    (in-house or vendor-based) with regular updates to the

    Technical In-charge (TIC)

    and

    Mall Head

    .

2. Energy Efficiency & Management

  • Monitor and implement

    energy efficiency and optimisation measures

    to reduce HVAC and common area power consumption.
  • Support in achieving

    energy management goals

    for the property.

3. Property Improvement Plan (PIP)

  • Lead execution of

    PIP works

    at CCNT & Annex in coordination with HODs Office, Mall Head, and Malls Head.

4. Electro & Mechanical Systems

  • Assist the Technical In-Charge in

    operations, periodic checks & maintenance

    (in-house or via vendors) for:
    • HT, LT, Transformer, Distribution & Metering Panels, Earth Pits.
    • DG Sets, UPS, Battery Chargers & Battery Banks.
    • Elevators & Escalators.
    • WTP, RO System, Pumps & Motors.

5. Billing & Analysis

  • Support TIC in preparing

    unit-wise electricity billing, DG billing, and water billing

    for CCNT & Annex.
  • Assist in creating

    Billing Analysis Reports

    for management review.

6. Training & Development

  • Assist in organizing/conducting

    technical training sessions

    for outsourced manpower and team members.

7. Occupant & Vendor Management

  • Handle

    day-to-day interactions

    and resolve technical queries from occupants & guests.
  • Coordinate with

    vendors & service providers

    for smooth daily operations.

8. Backup & Support

  • Provide

    shift-related operational support

    , including backup during odd hours or in the absence of Mall Head, Technical Head, Security & Safety Officer, or other department heads.

9. Additional Responsibilities

  • Prepare & update

    presentations, company profiles (QMVL), and related documents

    for internal and external facility management business.
  • Extend support to the

    Facility Management Business Development Team

    as per HODs instructions.

Requirements

  • Diploma / B.Tech in Mechanical or Electrical Engineering.
  • Minimum

    3–6 years of experience

    in Operations & Maintenance (preferably in

    mall, commercial, or large facility management

    ).
  • Strong knowledge of

    HVAC, Electrical & Mechanical systems

    .
  • Experience in

    vendor management, billing, and energy optimization

    .
  • Good communication, leadership, and coordination skills.
