1. Role Summary

The Civil & Finishes Engineer is responsible for overseeing the execution of the project from the final structural stages through to the high-end finishing works. This dual role requires a technical eye for civil quality (concrete, masonry, plastering) and an aesthetic eye for architectural details (flooring, painting, joinery, faade). You will act as the primary bridge between the structural team, architects, and interior designers, ensuring the final product meets the design intent, quality standards, and handover timelines.

2. Key Responsibilities

Site Execution & Supervision

Finishing Works: Supervise daily finishing activities including flooring (marble, tile, wooden), false ceilings (gypsum, grid), wall finishes (painting, wallpaper, cladding), and joinery/carpentry.

Civil Works: Oversee enabling works, masonry (block work, brick work), plastering, and waterproofing applications (wet areas, terraces, basements).

MEP Coordination: Coordinate closely with MEP (Mechanical, Electrical, Plumbing) teams to ensure clearances, conduits, and outlets are correctly positioned before finishes are applied.

Snagging & De-snagging: Lead the "snagging" process (identifying defects) during the pre-handover phase and strictly monitor de-snagging (rectification) by contractors.

Quality Control (QA/QC)

Material Inspection: Inspect incoming materials (tiles, granite, sanitary ware, hardware) against approved "mock-ups" and material sample boards to ensure color, texture, and quality match specifications.

Checklists: Maintain rigorous "Work Inspection Requests" (WIR) and checklists for every stage of finishing (e.g., checking line-and-level of plaster before painting).

Workmanship: Enforce zero-tolerance policies on workmanship defects such as hollow tiles, uneven paint, misaligned joints, or chipped edges.

C. Project Management & Reporting

Schedule Tracking: Track daily progress against the "Look-ahead Schedule" to ensure handover dates are met.

Quantity Surveying (QS): Assist in verifying contractor bills (RA Bills) by measuring completed work on-site (Joint Measurement Sheets) to prevent over-billing.

Reconciliation: Conduct material reconciliation reports to minimize wastage of expensive finishing materials.

Reporting: Prepare Daily Progress Reports (DPR) and Weekly Reports highlighting bottlenecks, material shortages, or labor issues.

Required Qualifications & Skills

Education & Experience

Degree: B.E./B.Tech in Civil Engineering or Diploma in Civil Engineering.

Experience: [3 to 8] years of experience in construction, with at least 2 years specifically focused on finishing works for [Residential Towers / Commercial Offices / Hotels / High-end Villas].

Technical Skills

Drawing Proficiency: Expert ability to read and interpret Architectural (GFC) drawings, Interior Design (ID) drawings, and Detailed Shop Drawings.

Software: Proficiency in AutoCAD (for checking measurements/layouts) and MS Excel (for reporting/billing). Familiarity with MS Project or Primavera is a plus.

Material Knowledge: Deep understanding of modern finishing materials (Italian marble, vitrified tiles, UPVC/Aluminum windows, texture paints).
