Job Description

As a Building Manager for the co-working office space in Gurgoan, your primary responsibility will be to oversee the day-to-day operations of the facility, ensuring a clean, safe, and welcoming environment for all members. Your key responsibilities will include: - Facility Management: - Oversee the cleanliness and operations of the building, common areas, conference rooms, and shared amenities. - Coordinate with janitorial, security, HVAC, and other service providers to ensure timely and quality services. - Conduct regular walkthroughs and inspections to identify and resolve facility issues. - Manage repairs, preventative maintenance, and emergency situations efficiently. - Vendor & Contractor Management: - Source and manage third-party service providers for maintenance, security, landscaping, etc. - Ensure all contractors comply with building policies, safety standards, and insurance requirements. - Member Support: - Act as a point of contact for tenants and co-working members regarding facility-related concerns. - Respond promptly and professionally to maintenance requests and building complaints. - Support community managers in delivering excellent customer service and managing move-ins/outs. - Operations & Compliance: - Maintain building access systems, fire safety protocols, and emergency procedures. - Ensure compliance with local building codes, OSHA regulations, and health/safety standards. - Track and manage budgets for maintenance and facility expenses. - Administrative & Reporting: - Maintain records of building systems, maintenance logs, vendor contracts, and inspections. - Prepare monthly reports on building performance, issues, and expenses. - Assist in planning and executing capital improvement projects. Qualifications required for this role include: - 3+ years of experience in building or facilities management, preferably in a commercial or co-working space. - Strong understanding of building systems like HVAC, plumbing, and electrical. - Excellent organizational and problem-solving skills. - Comfortable working in a fast-paced, community-driven environment. - Proficiency with basic office software and facilities management tools. - Ability to lift up to 40 lbs and respond to physical building needs as required. - Availability for occasional evening/weekend emergencies. Preferred qualifications include: - Experience working with co-working or flexible office environments. - Familiarity with property management software or maintenance tracking systems. - OSHA certification or facilities management credentials (e.g., FMP, CFM) is a plus.
