Job Description

Role & responsibilities:

1) New Plot- Design Feasibilty -

  • Plot feasibilty check with basic planing, Fsi calculation, Saleabale area calculation for

  • every new Plot.

  • Plot demarcation with Dp plan and getting the FSI Calculation

  • Small bungalow Plot Design , School design Inhouse

  • New Plot - Design Concept review received from Principal Architect and giving Inputs,

  • corrections and to provide final Plan. Also Co-ordination with 3D Vendor for 3D Views and

  • Walkthrough. Approval from Directors.

  • Plan and design with Project requirement

2)Complete Project Design-

  • Plan and design with Project requirements and timelines.

  • Coordinate with Director and HOD for design Concept finalization to go ahead for

  • approval of other consulatants.

  • Coordinate with Fire Consultant, Sanction Architect, Structural consultant, MEP

  • consultant to Finalize Design and every expect to go ahead with Working Drawings.

3) Upcoming Project with Principal Architect-

  • Basic Design inhouse together with principal Architect to check the best possible options

  • for upcoimg projects.

  • Check and Study all design concept (Plans, FSI and Saleable Area) for upcoming project

  • shared by Principal Architect

  • Co-ordiante with Principle Architect, HOD and Directors about Design Concept, FSI and

  • Saleable Areas till Design Concept get finalized and Signedoff by Directors and HOD

  • Coordinate with Fire Consultant, Sanction Architect, Structural and MEP to Finalize

  • Design and every expect to go ahead with Working Drawings.

  • EC submission and EC related Co-ordination with all Consultant.

  • Review and share comment to Consultant and get final Working Drawing GFCs set to

  • release to estimation Department and For Site Execution.

  • FSI Calculation Statement(Full consumption) from Sanction Architect and Saleable Area

  • Statement preparation and Checking and finalizing and Signoff by Director's and HOD.

  • Sanction Drawing- checking with Arch Working Drawing and Sale Plan for Brochure and

  • finalizing IOD and Sanction drawing set from Sanction Architect.

  • 3D Views and Walkthrough - coordination with Vendor, Architect, Landscape Architect,

  • RCC consultant(ex. City central triangular portion column)

  • Landscape Drawing received from Landscpe Architect- checking and comments and co

  • ordination for final Landscape drawings and Signoff from Director anf GFC realease.

  • Amenity List Finalization with Director, HOD and Sales Team for Brochure

  • Coral Draw Plans ie Sale Plans for Brochure and Final Brochure checking with all Sale

  • plan, 3D View, Amenity List, Specifications, Room Tags, Etc.

  • Review Design Concept from Principal Architect and Finalize it from Director.

4) Sales Office and Sample Flat -

  • Review Design Concept from Principal Architect and Finalize it from Director.

  • Review Archietectural Working and Finishing drawing and comment and coordination for

  • final set and Signoff by Director and HOD

  • Brought List for Furniture and Material Finalization and Signoff by Director and Co

  • ordination with other team for execution.

  • Site Visit and Vendor Visit for Selection of Furniture.

5) Construction Area

  • All Project Construction Area for Estimation with proper PLINE and Excel sheet

  • Signoff by Directors and HOD and Estimation Team.

6) Existing Project with Principal Architect-

  • Check and Study all design concept (Plans, FSI and Saleable Area) for existing project shared by Principal Architect if there are design related changes.

  • Working Inhouse with all FSI and Saleable area calculation to solve Design challenges and FSI and Saleable Area related issues.

  • Co-ordiante with Principle Architect, HOD and Directors about Design Concept, FSI and Saleable Areas till Design Concept get finalized and Signedoff by Directors and HOD

  • Coordinate with Fire Consultant, Sanction Architect to Finalize Design and every expect to go ahead with Working Drawings.

  • EC submission and EC related Co-ordination with all Consultant.

  • Review and share comment to Consultant and get final Working Drawing GFCs set to release to estimation Department and For Site Execution.

  • FSI Calculation Statement(Full consumption) from Sanction Architect and Saleable Area Statement preparation and Checking and finalizing and Signoff by Director's and HOD.
