Job Description


Key Responsibilities:

1. Strategic Sales Planning

  • Formulate and execute the site-specific sales strategy in line with overall company objectives and project timelines.
  • Conduct thorough market research and competitor analysis to position the project effectively.
  • Plan and manage the sales funnel to ensure a healthy pipeline of qualified leads.
  • Forecast sales targets by phase, tower, or unit type, aligning with inventory and pricing strategies.
  • Contribute to pricing discussions, payment plan structures, and promotional offers in coordination with senior management.

2. Sales Execution and Target Achievement

  • Drive achievement of monthly, quarterly, and annual booking targets for the project.
  • Ensure all site inquiries and walk-ins are efficiently handled, tracked, and followed up through the CRM system.
  • Lead negotiations with high-value clients and institutional buyers to close sales effectively.
  • Analyze daily/weekly sales data to identify gaps, trends, and improvement areas.
  • Implement strategies to increase lead-to-visit and visit-to-booking conversion ratios.

3. Customer Experience and Relationship Management

  • Maintain the highest level of customer satisfaction and uphold brand reputation.
  • Ensure professional handling of all client interactions from inquiry to site visit to booking.
  • Personally manage VIP or high-ticket clients and provide end-to-end sales support.
  • Resolve customer complaints, escalations, and concerns promptly in coordination with CRM and legal teams. Ensure timely communication of project updates, milestones, and possession timelines to customers.

4. Site Operations and Presentation

  • Oversee day-to-day site sales office operations and ensure a premium customer experience environment.
  • Ensure the sample apartment, site office, and all marketing collaterals are up to brand standards.
  • Coordinate with the project and construction teams to stay updated on inventory, progress, and availability.
  • Manage site-level documentation, including booking forms, agreements, and payment receipts.
  • Monitor site security, signage, and visitor management in coordination with the admin team.

5. Team Leadership and Performance Management

  • Lead, motivate, and guide a team of sales executives, relationship managers, and coordinators.
  • Set clear performance targets, track productivity, and provide regular coaching and feedback.
  • Identify training needs and organize skill development sessions for the sales team.
  • Foster a culture of accountability, collaboration, and customer focus.
  • Manage staffing schedules, attendance, and discipline at the site.

6. Coordination with Cross-Functional Teams

  • Work closely with the Marketing team to ensure effective campaign execution, lead quality, and ROI analysis.
  • Collaborate with Finance for payment tracking, receivables management, and customer invoicing.
  • Liaise with the CRM team for booking formalities, customer onboarding, and documentation.
  • Coordinate with Construction and Project Management for timely updates on site progress and delivery schedules.
  • Interface with Legal and Registrations for agreement execution and compliance-related matters.

7. Reporting and MIS

  • Maintain detailed daily, weekly, and monthly sales reports and dashboards.
  • Track and report performance metrics such as lead generation, walk-ins, conversion ratios, and cancellations.
  • Present periodic performance reviews to senior management with insights and recommendations.
  • Maintain accurate and updated inventory records and coordinate with corporate teams for pricing and availability.

8. Compliance and Process Adherence

  • Ensure all site sales activities comply with company policies, RERA regulations, and legal requirements.
  • Ensure accurate documentation, data entry, and CRM usage.
  • Maintain confidentiality and integrity in handling client data and financial information.

Skills:

  • Achievement of sales and revenue targets.
  • Conversion ratios (Lead-to-Visit, Visit-to-Booking, Booking-to-Registration).
  • Customer satisfaction and Net Promoter Score (NPS).
  • Site team productivity and attrition rate.
  • Compliance with process, documentation, and reporting standards.
  • Accuracy of inventory and financial reconciliation.
