Senior Take-Off Specialist / Lead Estimator

Position Summary

The Senior Take-Off Specialist is responsible for independently managing the complete estimating process for construction projects, including organizing project scope, performing detailed quantity take-offs, and preparing comprehensive cost estimates. This role requires a high level of experience in construction documentation, estimating methodology, and take-off software, as well as the ability to structure and lead the estimating effort from start to finish.
The ideal candidate brings strong technical estimating experience, exceptional attention to detail, and the organizational skills necessary to coordinate all project quantities and pricing into a clear, accurate, and reliable estimate.

Essential Functions

• Independently manages the full estimating process for assigned projects from document review through final estimate completion
• Develops overall estimating strategy and approach for each project, including scope breakdown, quantity structure, and workflow
• Performs comprehensive quantity take-offs across all required construction scopes
• Organizes and interprets architectural and engineering drawings, specifications, addenda, and project documentation
• Identifies typical conditions, assemblies, and repetitive elements to streamline and standardize take-off methodology
• Structures and prepares complete project estimates, including material quantities, labor calculations, and cost summaries
• Ensures completeness and accuracy of all take-offs and estimate deliverables
• Coordinates internally with leadership to clarify scope assumptions and pricing methodologies
• Identifies conflicts, omissions, or inconsistencies within construction documents and flags them for resolution
• Maintains organized digital records, marked-up drawings, quantity logs, and supporting documentation
• Implements best practices and standardized estimating procedures
• Supports internal quality control reviews and final estimate validation
• Performs all other duties as assigned

Knowledge, Skills & Abilities

• Expert-level blueprint and specification interpretation
• In-depth understanding of construction sequencing, assemblies, and material systems
• Strong proficiency in Microsoft Office, particularly Excel
• Familiarity with commercial construction standards, building codes, and industry practices
• Exceptional organizational and time management skills
