Job Title: Quality Manager US Mortgage Process About the Role: We are seeking an experienced Quality Manager to oversee quality assurance and compliance within US mortgage servicing, with a focus on Scratch & Dent (S&D), Qualified Mortgage (QM) / Ability-to-Repay (ATR) regulatory compliance, foreclosure, bankruptcy, loss mitigation, loan modification, and title . The ideal candidate will ensure adherence to regulatory guidelines, investor requirements, and company policies while improving the overall loan quality review process. Post Quality Manager - Work from Office Location Bangalore, Pune Job Shift Night Shift (7 Pm to 5 Am) – 5 Days Working Person with minimum 5 Years' Experience and excellent communication needed. Experience in mortgage quality control, underwriting, compliance, or risk management within US mortgage servicing . Deep knowledge of Scratch & Dent loan review, QM/ATR regulations, foreclosure, bankruptcy, loss mitigation, modification, title review, and CFPB mortgage servicing guidelines. Key Responsibilities: Lead the quality control review process for Scratch & Dent mortgage loans to assess underwriting errors, compliance issues, and investor eligibility. Conduct QM/ATR compliance reviews to validate adherence to CFPB regulations, ensuring loan origination and underwriting meet federal and state requirements. Perform comprehensive foreclosure, bankruptcy, loss mitigation, and loan modification reviews to ensure compliance with investor guidelines and regulatory requirements. Conduct title reviews to identify title defects, liens, encumbrances, and ownership issues, ensuring clear and marketable title. Evaluate loans for compliance fails, including HPML (Higher-Priced Mortgage Loans), High-Cost loans, TRID tolerance violations, TILA (Truth in Lending Act) discrepancies, finance charge miscalculations, state regulation failures, and point and fee error s. Develop and implement quality control procedures, policies, checklists, and reporting to enhance the mortgage servicing review process. Collaborate with underwriting, risk, legal, compliance, and audit teams to identify risk trends and develop training and corrective action plans. Ensure adherence to investor guidelines (e.g., Fannie Mae, Freddie Mac, FHA, VA, private investors) in Scratch & Dent loan assessments. Perform root cause analysis of defects, recommend solutions, and drive process improvements. Provide training and guidance to quality control analysts and servicing teams to improve loan quality and compliance awareness. Monitor regulatory changes in mortgage servicing, QM, ATR, foreclosure, bankruptcy, loss mitigation, modification, title review, compliance fails, and secondary market guidelines, ensuring policies and procedures remain up to date. Report findings and key performance indicators (KPIs) to senior management and stakeholders. Qualifications & Requirements: Bachelor’s degree in finance, Business, Accounting, or a related field (or equivalent work experience). 5+ years of experience in mortgage quality control, underwriting, compliance, or risk management within US mortgage servicing . Deep knowledge of Scratch & Dent loan review, QM/ATR regulations, foreclosure, bankruptcy, loss mitigation, modification, title review, and CFPB mortgage servicing guidelines. Strong knowledge of title review processes, title defects, and resolution strategies. Expertise in identifying and resolving compliance fails, including HPML, High-Cost loans, TRID tolerance, TILA, finance charges, state regulation fails, and point and fee miscalculations. Familiarity with GSE (Fannie Mae, Freddie Mac), FHA, VA, USDA, and non-QM mortgage products. Strong understanding of loan origination systems (LOS), servicing platforms, and QC tools. Excellent analytical, problem-solving, decision-making, and communication skills. Ability to interpret investor guidelines, agency requirements, and regulatory updates. Experience leading a team or managing quality control operations preferred. Proficient with Microsoft Office product suite (Word, Excel, PowerPoint).
