Non-Litigation & Advisory: Draft, review, and negotiate contracts, sale deeds, agreements for sale, permanent alternate accommodation agreements, alternate space agreements, memoranda of understanding, declarations cum indemnity, letters of possession, all types of lease agreements, rental agreements, deeds of assignment, right of way agreements, leave and license agreements, sub-lease agreements, and deeds of conveyance for the society for various individuals / companies / partnership firms/associations of persons. Drafting and negotiating the letter of intent, development agreement, sub-development agreements, development management agreement, service agreement, deed of assignment for development rights, power of attorney, RERA agreements, tenders for redevelopment, and revenue share agreement, and advising on various legal issues to developers/builders/contractors pertaining to redevelopment and/or self-development projects. Drafting and negotiating legal agreements for selling several parcels of land owned by the organization. Drafting of the terms and conditions along with other documents like bank guarantees, acknowledgements, and receipts for the earnest money deposits for the sale transaction. Providing legal advice to the Developers for the entire redevelopment / self-redevelopment project (i.e., from commencement till possession), including but not limited to provide the legal assistance on obtaining the project finance from any banks and/or financial institutions in India. Ensure title due diligence, property acquisition documentation, and regulatory compliance for land/real estate transactions. Advise on RERA, stamp duty, registration, and other applicable real estate laws. Compliance & Regulatory: Ensure compliance with RERA, local municipal laws, environmental laws, and applicable state/central laws. Maintain and regularly update legal documentation and processes. Liaise with regulatory authorities, government departments, and statutory bodies. Requirements: A bachelor s degree in law (LLB) is mandatory. Minimum 8 years of legal experience in real estate discipline in the city of Mumbai. Strong understanding of real estate laws, land acquisition, RERA, contracts, rent acts, and dispute resolution. Excellent communication, negotiation, and leadership skills. Ability to handle pressure and provide quick, legally sound business solutions.
