JOB SUMMARY: The Team Head – Industrial & Warehouse Leasing will lead and manage the leasing team responsible for industrial and warehouse properties . The role involves driving leasing targets, client acquisition, market expansion, and team performance management while ensuring seamless collaboration with internal departments like legal, operations, and development. KEY RESPONSIBILITIES: Lead and manage a team of leasing executives to achieve monthly, quarterly, and annual leasing targets . Develop and implement strategic leasing plans for industrial and warehouse properties. Identify new business opportunities, potential clients, and market segments. Monitor team performance, provide mentorship, guidance, and performance feedback . Conduct high-level client negotiations for large leasing deals in coordination with legal and management teams. Ensure accurate property listings, availability updates, and client database management . Analyze market trends, rental rates, and competitor activities to optimize leasing strategy. Collaborate with internal teams (legal, operations, and development) for smooth closure of deals. Prepare and present reports on leasing activities, client interactions, and market insights to senior management. Build and maintain strong relationships with high-value clients for repeat business and referrals. QUALIFICATIONS & EXPERIENCE: Bachelor’s / Master’s degree in Business, Real Estate, Commerce, or related field . 5+ years of experience in commercial real estate leasing or property sales , including 3–5 years in team management . Strong understanding of industrial property market trends and warehouse operations . Proficiency in MS Office and CRM tools . Valid driving license and willingness to travel for client site visits. Job Summary: The Land Aggregation Executive (Outside City) is responsible for identifying, evaluating, and aggregating land parcels in suburban and rural areas for future development projects. The role involves extensive fieldwork, meeting landowners, verifying documents, coordinating with local authorities, and supporting legal and management teams in acquiring large land parcels. This position requires strong communication, local networking, and negotiation skills with the ability to travel extensively and work independently. Key Responsibilities: Identify and shortlist large land parcels suitable for development or acquisition in target locations outside the city. Build and maintain strong relationships with local brokers, village officers, surveyors, and landowners. Gather and verify ownership documents, patta, chitta, encumbrance certificates, and other legal papers. Conduct field surveys, site inspections, and collect ground-level data (road access, utilities, boundaries, etc.). Coordinate with legal, liaison, and technical teams for due diligence and site verification. Negotiate with multiple landowners to facilitate aggregation of continuous parcels. Maintain updated MIS reports of land parcels, owner contacts, and progress status. Provide regular feedback and market insights to management on pricing and land trends. Ensure compliance with company acquisition policies and legal requirements. Qualifications & Experience: 2–6 years of experience in land aggregation, acquisition, or liaison activities. Strong local network and knowledge of regional land markets. Good understanding of land documentation and government processes. Excellent negotiation and communication skills in local languages. Willingness to travel extensively and work from field locations. Basic computer knowledge (Excel, CRM entry, reporting).
