Project execution :- Plan, coordinate, and oversee execution of Mechanical, Electrical, and Plumbing works as per project schedule and specifications. Review IFC (Issued for Construction) drawings, GFC (Good for Construction) drawings, and technical submittals to ensure compliance with project and brand standards (Marriott/Westin guidelines). Coordinate with architects, structural engineers, interior designers, and other consultants to ensure seamless MEP integration. Manage MEP contractors, monitor site activities, and ensure quality workmanship in line with five-star hospitality standards. Conduct regular site inspections to track progress, quality, and adherence to safety protocols. Identify and resolve technical/site issues promptly to avoid project delays. Monitor material delivery schedules and ensure availability of critical items in line with project timelines. Oversee testing and commissioning of all MEP systems, ensuring compliance with brand requirements and local statutory norms. Billing & Commercial :- Prepare and verify contractors’ RA (Running Account) bills in accordance with executed work and contractual terms. Check measurement sheets, BOQs, and billing documentation for accuracy before submission/approval. Ensure correct application of rates, quantities, and GST/tax compliance in bills. Maintain a record of billing status, payment schedules, and deductions (retention, advances, etc.). Coordinate with the QS (Quantity Surveyor) team for reconciliation of materials and quantities. Review variation orders, change requests, and ensure timely commercial approval from the client/PMC. Coordination & Compliance Liaise with project management consultants (PMC) and client representatives for approvals, inspections, and billing clearance. Ensure all MEP installations meet local authority norms (fire safety, electrical inspector approvals, plumbing clearances). Prepare daily/weekly/monthly progress reports for MEP works. Manage snag list clearance during project handover phase. Soft Skills & Leadership Lead and guide MEP site engineers and supervisors to achieve quality and schedule targets. Maintain clear communication between site, design office, and commercial team. Ensure proactive problem-solving and maintain project documentation for future reference.
Key Responsibilities 1. Leadership & Strategy Act as the single-point authority for the entire project, reporting directly to promoters/board. Define project objectives, execution strategy, and timelines. Lead and mentor cross-disciplinary teams (civil, MEP, interiors, faade, finishing, procurement). Establish and enforce quality, safety, and sustainability benchmarks as per Marriott standards. 2. Planning & Coordination Develop and manage the master project schedule, milestones, and resource plans. Coordinate with architects, consultants, PMC, contractors, and vendors. Align design development with Marriott brand requirements and ensure consultant drawings are timely delivered. Chair weekly/monthly review meetings with stakeholders. 3. Execution & Monitoring Monitor day-to-day execution progress, quality, and cost control. Ensure compliance with all statutory approvals, building by-laws, and Marriott technical standards. Resolve on-site challenges proactively by liaising with contractors and consultants. Oversee procurement planning and long-lead item finalization. 4. Financial Control Manage the project budget, cash flows, and cost reporting. Approve contractor bills, variations, and claims in coordination with finance and PMC. Implement value engineering solutions to optimize costs without compromising quality. 5. Stakeholder Management Maintain clear communication with owners, Marriott’s technical team, and external agencies. Represent the project in meetings with government authorities, consultants, and contractors. Ensure periodic project progress reports are shared with management and stakeholders. 6. Handover & Completion Ensure timely completion of all project phases including civil, MEPF, interiors, landscaping, and external works. Oversee testing & commissioning of all services. Coordinate Marriott’s pre-opening team requirements and handover. Deliver a fully operational hotel aligned with Westin/Marriott quality and brand standards
