Key Responsibilities Lease available warehouse space to drive top-line revenue through strategic and sales-focused occupancy planning. Grow and develop a robust channel partner network to aggressively promote warehousing space and secure new sales opportunities. Conduct market research and competitor analysis to identify high-potential clients and stay ahead, ensuring a competitive edge in sales. Enhance existing client relations to boost customer experience, upsell services, and explore expansion opportunities that increase revenue. Manage all documentation for leasing processes, including renewals, move-ins, move-outs, and renovations, to close deals efficiently. Prepare and present accurate RFPs, commercial proposals, lease agreements, and documentation for closures, renewals, or expansions, tailored to win client commitments. Collaborate with existing Channel Partners to generate business through direct marketing, cold calls, and networking with IPCs and local brokers to drive sales. Effectively pitch to and work alongside Senior Leadership to align leasing strategies with company sales goals and secure buy-in for ambitious targets. Build and maintain relationships with potential occupiers and industry influencers to foster long-term sales partnerships and repeat business. Be prepared for travel to other metros as part of business development activities to expand sales reach and close deals. Candidate Requirements Educational Background : Bachelor’s Degree in Marketing, Sales, Advertising or equivalent preferred. Experience : 7–8 years of experience in leasing, property management, sales, or commercial real estate, with a proven track record in sales-driven roles. Skills : Excellent written and verbal communication skills to craft persuasive pitches and negotiate high-stakes deals. Strong negotiation, communication, and closing skills to convert leads into sales and meet revenue targets. Proficiency in retail and commercial leasing, RFPs, business planning, lease structuring, administration, and impactful sales presentations. Ability to perform cold calls to prospect new clients, generate leads, and build a sales pipeline. Strong analytical skills for market research and competitor analysis to identify sales opportunities. Proficiency in CRM software and Microsoft Office Suite (e.g., Excel, PowerPoint) for tracking sales metrics and preparing proposals. Time management and organizational skills to prioritize sales activities and handle multiple deals simultaneously.
