Job Description

Maintenance Maintenance supervisors oversee and coordinate the workers who maintain and repair electrical, plumbing, ventilation and other building systems. They may be responsible for evaluating problematic systems or facilities and determining what installation or repair services need to be performed. Supervisors hire workers, organize schedules and assign work activity. In charge may perform training to ensure individuals have all the requisite skills. Additional responsibilities include developing and implementing maintenance procedures and maintaining personnel records. Supervisors coordinate with building management, maintain the inventory of tools and hire workers. May provide training that covers equipment, techniques and procedures for a building or complex's various systems. Also assist employees with related administrative and human resources issues. Maintenance-related duties include performing initial evaluations of building systems and distributing work assignments. Supervisors evaluate each worker's performance to ensure quality operations; they also investigate accidents and prepare relevant reports. The In-charge should be a skilled technician with exposure on HVAC system, RO Plant, DG Sets, electric Panel Maintenance, general civil infra, maintenance issues. Electricity Assemble, install, test, and maintain electrical or electronic wiring, equipment, appliances, apparatus, and fixtures, using hand tools and power tools. Diagnose malfunctioning systems, apparatus, and components, using test equipment and hand tools, to locate the cause of a breakdown and correct the problem. Connect wires to circuit breakers, transformers, or other components. Inspect electrical systems, equipment, and components to identify hazards, defects, and the need for adjustment or repair, and to ensure compliance with codes. Advise management on whether continued operation of equipment could be hazardous. Test electrical systems and continuity of circuits in electrical wiring, equipment, and fixtures, using testing devices such as ohmmeters, voltmeters, and oscilloscopes, to ensure compatibility and safety of system. Maintain current electrician's license or identification card to meet governmental regulations. Plan layout and installation of electrical wiring, equipment and fixtures, based on job specifications and local codes. Direct and train workers to install, maintain, or repair electrical wiring, equipment, and fixtures.
