Civil Zonal Head

Job Purpose

The Assistant General Manager Civil is responsible for supporting the General Manager and Civil Head in planning, execution, monitoring, and control of large-scale real estate projects including plotted developments, villas, apartments, infrastructure, and amenities. The role ensures timely delivery, quality compliance, cost control, contractor performance, and coordination across multiple project sites, while translating strategic plans into effective on-ground execution.

Key Responsibilities

Project Execution & Oversight

• Oversee day-to-day execution of civil, infrastructure, and finishing works across assigned projects.
• Monitor progress against approved schedules and highlight risks or delays proactively.
• Ensure execution strictly adheres to approved drawings, BOQs, specifications, and agreed quality standards.

Planning, Scheduling & Monitoring

• Support project planning, milestone tracking, and resource deployment (manpower, materials, machinery).
• Review weekly and monthly project schedules and recommend corrective actions where required.
• Coordinate with Planning, MEP, Survey, and Procurement teams for seamless execution.

Quality Assurance & Compliance

• Enforce QA/QC standards at all stages of construction.
• Conduct periodic site inspections and internal quality audits.
• Ensure compliance with statutory approvals, safety regulations, and company SOPs.

Cost Control & Budget Management

• Track project-wise budgets, material consumption, and cost variances.
• Support value engineering initiatives to optimize cost without compromising quality.
• Verify and recommend contractor bills, variations, and change orders.

Contractor & Vendor Management

• Manage and evaluate contractor and subcontractor performance.
• Ensure adequate manpower deployment and productivity at sites.
• Resolve execution-level disputes and escalate critical issues to senior management when required.

Team Leadership & Coordination

• Lead Site Engineers, Project Coordinators, Surveyors, and execution teams.
• Guide teams on execution challenges, quality issues, and technical clarifications.
• Support performance reviews, capability building, and training initiatives.

Cross-Functional Coordination

• Coordinate with CRM, Sales, Legal, Approvals, Branding, and Finance teams for project deliverables.
• Support handover teams with snag closure, documentation, and technical sign-offs.

Reporting & MIS

• Review and consolidate DPRs, WPRs, and monthly project MIS.
• Present progress updates, risks, and recommendations to senior management.

Skills & Competencies Required

• Strong expertise in civil construction and real estate project execution
• Excellent understanding of drawings, BOQs, specifications, and site practices
• Leadership and multi-site team management capability
• Strong planning, coordination, and problem-solving skills
• Knowledge of project scheduling tools (MS Project / Primavera – preferred)
• Financial acumen related to project budgets and cost control
• Strong communication and stakeholder management skills
