Job Description: Facility Executive (Technical & Soft Services) Position Title: Facility Executive Technical & Soft Services Department: Facilities & Operations Location: Buzzworks Mindspace Hyderabad Reporting Centre Manager/Cluster Manager Role Overview: The Facility Executive will be responsible for overseeing both technical facility management (hard services) and soft services across the Buzzworks center. This includes managing critical building systems (HVAC, MEP, safety, etc.), ensuring smooth operation of housekeeping, security, and front-office services, handling inventory, and coordinating with vendors, internal teams, and building management to ensure quick resolution of issues. This is a dedicated role for Buzzworks Operations and will focus on delivering seamless workplace experiences while maintaining compliance, cost efficiency, and operational excellence. Key Responsibilities: Technical Facility Management (Hard Services): Manage daily operations of HVAC, electrical, plumbing, DG/UPS, lift/escalators, CCTV, fire safety, and BMS systems across centre. Plan and execute preventive and corrective maintenance schedules for all assets. Ensure statutory compliance for all technical systems and maintain required records. Soft Services Management: Oversee housekeeping, pantry, security, front-office, pest control, Event management and waste management services. Drive high standards of hygiene, safety, and customer satisfaction across all centre. Conduct periodic service audits to assess performance of soft service vendors. Vendor & Coordination: Coordinate with vendors, contractors, and building management teams for timely issue resolution. Ensure service providers meet KPIs & SLAs as per contractual obligations. Support CAPEX/OPEX planning by obtaining vendor quotes and optimizing FM spending. Inventory & Asset Management: Maintain stock of consumables, spares, safety equipment, pantry, and housekeeping supplies. Track asset lifecycle, maintain AMC schedules, and ensure availability of critical spares. Keep accurate inventory reports; implement cost control and wastage reduction measures. Stakeholder Management: Act as a single point of contact for all FM-related matters supporting Buzzworks operations. Partner with internal teams to ensure smooth functioning of daily operations. Handle escalations efficiently and provide quick resolutions to operational issues. Qualifications & Experience: Graduate / Diploma in Engineering (Electrical/Mechanical/Civil) or Facilities Management preferred. 5-08 years of experience in managing technical and soft services in facility management across multi-site operations (corporate offices/co-working/real estate preferred). Strong knowledge of MEP systems, soft services (housekeeping/security), vendor management, and inventory processes. Skills & Competencies: Strong technical knowledge of building systems and FM industry standards. Experience in handling soft services and ensuring occupant satisfaction. Excellent Service Partner management and coordination skills. Strong inventory management and reporting skills. Effective communication, problem-solving, and stakeholder engagement. Key Performance Indicators (KPIs): Minimal downtime of technical systems. High audit scores for hygiene, soft services, and statutory compliance. Zero stock-outs in critical inventory items. Timely vendor coordination and closure of escalations. Positive feedback from Buzzworks operations and centre teams.
