Business Development Manager (Commercial Real Estate) Location : Bengaluru Experience 8+ years Role Overview We are seeking a dynamic and results-driven Business Development Manager to lead strategic growth initiatives across real estate asset classes including office and other real estate assets. The role is focused on generating high-quality leads, building relationships with occupiers, for transactions across office, industrial, flex space, and other commercial assets. The ideal candidate will bring strong local market knowledge, a proven network within the occupier community, and the ability to convert opportunities into long-term business partnerships. Key Responsibilities Lead Generation & Client Acquisition Identify, qualify, and convert commercial leasing leads across Bengalurus prime and emerging micro-markets. Develop and execute strategies to attract corporate occupiers. Build and manage a robust pipeline of leasing opportunities, ensuring consistent deal flow and revenue growth. Relationship Management Build and nurture relationships with key decision-makers at corporate occupiers. Act as a trusted advisor by understanding client requirements, space planning needs, and business objectives. Deliver tailored leasing solutions that maximize value for occupiers. Market Intelligence & Deal Origination Stay ahead of leasing trends, rental benchmarks, vacancy patterns, and upcoming supply in Bengalurus commercial corridors. Provide market insights and data-backed recommendations to clients to support their real estate strategy. Strategic Growth & Partnerships Identify and pursue new business opportunities across Bengalurus evolving real estate corridors. Forge and maintain strategic relationships with institutional investors, developers, landowners, and other stakeholders. Market Intelligence & Deal Origination Conduct in-depth market research and analysis to identify emerging trends and investment opportunities. Originate and structure commercial leasing and investment deals across asset classes. Cross-Functional Collaboration Work closely with internal teams including research, legal, and technical experts to ensure seamless execution of transactions. Contribute to the development of strategic reports and presentations for clients and stakeholders. Territorial Expansion Play a pivotal role in expanding Meraqis footprint into high-growth zones such emerging micro markets and regulatory zones Essential skills Networking & Business Development: Ability to generate leads through proactive outreach, industry connects, and events. Relationship Management: Building trust and maintaining strong networks with developers, investors, and landowners. Negotiation & Persuasion: Driving favourable outcomes while balancing stakeholder interests. Project Coordination: Collaborating with transaction, advisory and research teams to ensure seamless execution. CRM & Pipeline Management: Tracking leads, managing deal flow, and optimizing conversion strategies. Industry-Specific Expertise (Optional) Commercial Leasing: Deep understanding of lease structures, tenant requirements, and occupancy strategies. Investment Advisory: Guiding clients through acquisition, disposition, and portfolio optimization. Regulatory Awareness: Familiarity with zoning laws, RERA, and urban infrastructure policies. Educational Qualifications MBA in Sales, Marketing, or Real Estate & Urban Infrastructure.
