Maintain records of all building drawing. Make sure all instruction / guidelines are being followed as per the fitout manual. Provide necessary permits (Night work, hot work, height work). Coordinate for all necessary security arrangements for execution of fitout activities. Mon Monitor and control work in progress as per approved plan by the client. Ensure completion of Snagging and De-snagging work of flats / Common area. Ensure all safety requirements are being followed at the site. Advise contractor on minor execution issues. Ensure that all work meets client design control specifications. Daily visit to ongoing fit-outwork for checking of civil work layout. Working closely with management to help improve and maintain the building in clean and maintenance free condition.

Objective of the role: To lead the end-to-end handover of residential flats, ensuring possession readiness, managing snagging activities, and delivering a seamless customer experience through strong technical and team management skills. Position/Designation: : Handover/Property Manager (Team handling role at managerial level) Department : CRM, Sales Location : Navi Mumbai/Thane Experience Required : 510 Years (preferably in Real Estate/Residential Projects) Qualification Required : Any graduate with relevant real estate experience. Roles & Responsibilities: Readiness for Possession: Ensure timely readiness of residential units for customer possession as per project timelines and quality standards. Snagging/Desnagging: Lead and coordinate comprehensive snagging and desnagging processes with project and site teams. HOTO Approval: Liaise with internal teams (engineering, quality, site execution) to get necessary clearances and approvals for handover. Customer Possession: Plan and execute smooth handover of units, managing the entire possession lifecycle efficiently. Customer Interface: Act as the primary point of contact for customers during the possession stage, addressing queries, walkthroughs, and clarifications. Customer Handling & Complaint Management: Handle customer concerns with sensitivity and professionalism, ensuring timely resolution and follow-ups. Team Management: Supervise and coordinate with cross-functional teams including CRM, project execution, and facility teams. Project Coordination: Work closely with project managers to expedite readiness, handover schedules, and closure activities. Technical Review: Review and interpret architectural, civil, and MEP drawings to validate work readiness and quality. Fit-Out Knowledge: Assess residential unit fit-outs for completeness, functionality, and compliance with design specifications. Documentation & Reporting: Maintain accurate documentation of handovers, snag lists, and customer communications. Generate periodic MIS reports. Multi-Project Handling: Capable of handling HOTO across multiple projects simultaneously with flexibility and efficiency. Competencies Required: Strong verbal and written communication skills Customer-centric approach Team leadership and coordination Technical proficiency in reading drawings (Civil + MEP) Proficiency in MS Office (Excel, Word, PowerPoint) Self-driven and solution-oriented Prior experience in residential real estate projects Knowledge of quality control and fit-out standards
