Key Responsibilities:Possession Coordination: Coordinate with internal teams (engineering, legal, CRM, accounts) to ensure flats/units are ready for handover. Schedule possession dates with customers and ensure timely communication. Pre-Possession Checks: Conduct thorough inspections of the unit for quality, cleanliness, and completeness. Prepare snag lists and coordinate with the site team for rectifications before possession. Customer Interaction: Assist customers during their possession visit. Explain utility connections, handover kit, society formation, and future maintenance processes. Documentation: Prepare and manage all possession-related documents such as handover forms, NOCs, indemnity bonds, etc. Maintain proper records of handed-over units and pending possessions. Compliance: Ensure possession is given only after required legal and financial clearances (OC, registration, payments). Coordinate for final demand letters, possession letters, and payment follow-ups. Soft Possession Handling (if applicable): Manage guidelines and procedures for soft possession for interiors. Ensure no unauthorized civil work is done before the OC is obtained. Customer Feedback & Service: Collect feedback from customers post-possession. Coordinate with the post-possession service team for any complaint resolution. Reporting: Provide regular MIS reports on possession status, pending handovers, and customer issues. Key Skills Required:Strong communication and interpersonal skills Customer handling and relationship management Basic knowledge of civil construction and quality standards Proficiency in MS Office and possession management software Attention to detail and documentation Qualifications:Graduate in any discipline (preferably in real estate, management, or civil engineering) 3–5 years of experience in possession handling/customer service in the real estate sector
