Senior Project Manager

Job Title: Senior Project Manager MIVAN High-Rise Projects

Job Purpose:

To lead, manage, and deliver multiple MIVAN-based high-rise towers (7 to 8 towers) from planning to handover. The role demands expertise in MIVAN shuttering technology, project scheduling, cost control, and effective client coordination to ensure timely completion with superior quality and safety standards.

Key Roles and Responsibilities:

1. Project Planning and Execution (MIVAN Focus)

• Prepare the master construction schedule covering all towers, integrating civil, MEP, and finishing activities.
• Plan and implement the MIVAN cycle (7-day or 10-day cycle) for each tower to maintain productivity and target achievement.
• Coordinate the mobilization of shuttering materials, concrete supply, and manpower as per tower sequence.
• Monitor and control progress tower-wise, identifying critical path activities and resolving bottlenecks.
• Ensure quality of shuttering alignment, concrete finish, and waterproofing as per MIVAN standards.

2. Client Handling and Coordination

• Serve as the single point of contact for the client, consultants, and project management consultants (PMC).
• Conduct regular progress and coordination meetings with clients to discuss work status, design clarifications, and approval requirements.
• Manage all client correspondence, approvals, and inspection schedules efficiently.
• Ensure timely submission of RA bills, progress reports, and material approvals.
• Maintain transparent and professional communication to ensure client satisfaction throughout project execution.

3. Quality Assurance and Safety

• Implement and monitor MIVAN quality control procedures for formwork, reinforcement, concreting, and finishing.
• Ensure adherence to IS codes, project specifications, and QA/QC standards.
• Conduct site quality audits and approve mock-ups for finishing.
• Enforce strict safety protocols; ensure zero accidents on site.

4. Cost and Resource Management

• Track project budgets, material consumption, and productivity reports.
• Optimize use of shuttering materials and minimize damage or losses.
• Review subcontractor performance, certify bills, and manage work orders.
• Identify cost-saving opportunities without compromising quality.

5. Leadership and Team Development

• Lead a multidisciplinary team of project engineers, MEP coordinators, QA/QC, safety, and planning engineers across all towers.
• Provide direction, mentoring, and performance evaluation.
• Coordinate with design, procurement, and billing departments to ensure alignment with project targets.

6. Reporting and Documentation

• Prepare and present daily, weekly, and monthly progress reports to management and client.
• Maintain tower-wise documentation RFI logs, pour cards, cube test reports, and inspection reports.
• Ensure complete documentation for handover and DLP (Defect Liability Period).

Key Skills and Competencies

• Expertise in MIVAN shuttering technology planning, execution, and maintenance.
• Proven ability to manage multiple towers simultaneously.
• Strong client relationship management and communication skills.
• Knowledge of formwork systems, concrete technology, waterproofing, and finishing standards.
• Proficiency in MS Project / Primavera and project reporting tools.
• Sound knowledge of contracts, billing, and resource management.
