As a Senior Manager / AGM Commercial Tendering at a Luxury & Ultra-luxury Real Estate Developer in Juhu, Andheri, Mumbai, you will be entrusted with overseeing the complete tendering lifecycle for various projects, encompassing bid strategy development, vendor assessment, contract drafting, and price negotiations. Your pivotal role will significantly influence the commercial success of extensive construction, interior fit-out, and turnkey undertakings. Your key responsibilities will revolve around spearheading the preparation, submission, and negotiation of commercial tenders for expansive luxury real estate ventures such as residential, retail, and commercial properties. You will meticulously evaluate and pre-qualify contractors, suppliers, and consultants spanning diverse domains such as civil, MEP, faade, interior, and specialist trades. Crafting comprehensive tender packages, managing RFQ/RFP procedures, and ensuring alignment with project schedules and financial plans will be instrumental in facilitating seamless project execution. Collaborating with various departments including design, legal, finance, procurement, and execution, you will orchestrate inputs for tender documentation and bid assessment. Your analytical acumen will be put to the test as you scrutinize contractor proposals, draw up comparative statements, and present recommendations to senior management for approval. Conducting commercial negotiations, fostering value engineering dialogues, and striving to achieve cost efficiencies while upholding quality standards will be essential facets of your role. Adherence to internal financial, legal, and procedural protocols throughout the tendering process will be crucial to maintain compliance standards. Besides, maintaining an up-to-date vendor database, monitoring market intelligence, and spearheading benchmarking exercises will lend support to effective cost control measures. In terms of qualifications and experience, a B.E./B.Tech in Civil Engineering or a related field is mandatory, while an MBA or equivalent qualification would be advantageous. A minimum of 12 years of hands-on experience in tendering, contracts, or procurement within the realm of high-end real estate or construction is a prerequisite. Past experience in managing tenders for luxury or premium segment projects will be deemed favorable. A profound comprehension of construction methodologies, cost estimation techniques, commercial terms, and vendor ecosystems is essential. Your arsenal should include robust analytical skills, adept negotiation capabilities, and strong interpersonal aptitude.
