As a diligent professional, you will be responsible for preparing reports by meticulously verifying the documents and site notes provided by the site inspector. Your key task will involve the preparation of 3 detailed reports every day. You will also play a crucial role in validating the encumbrance certificate and revenue details, as well as printing out annexures. Ensuring the authenticity of land and building approvals will be part of your routine, along with identifying properties using the land-use maps of CMDA & DTCP. Your keen attention to detail will be essential in maintaining the correct format and preparing reports accurately. In case of any discrepancies found in a property, you will be required to provide a comprehensive explanation of the issue. This role requires full-time commitment and is open to freshers. Govt Approvals like CLU/ Building Plan Sanctions and related NOCs like CTE/ CTO/Project reports and Fire NOCs. 3. Monitor development of sites during Construction and interiors/ Fit outs stages. 4. Strong adherence to SOPs/ defined Process with strong ethical behaviour. 5. Development / support in process strengthening / control measures (SOPs/Process) and ensuring their implementation. 6. Conduct Valuation of properties through various IPC and generate insights for business decisions. TECHNICAL COMPETENCIES 1. Well documentation skills for auditing and reporting purposes in accordance with statutory requirements and compliances and internal SOPs. 2. Vendor handling and negotiation skills. 3. Internal coordination with Zonal teams, project team, legal team, Sales and service team and finance team. 4. In-dept understanding of real estate industry. 5. Maintaining strong relationships with Brokers / IPC / Land-owners 6.Adhere to internal systems and processes to ensure zero defects. 7. Site Evaluation & Feasibility Analysis Assess the viability of properties by analyzing location, zoning regulations, legal clearances, and infrastructure availability. 3. Landlord & Broker Coordination Build and maintain strong relationships with property owners, brokers, and developers to negotiate the best acquisition terms. 4. Due Diligence & Documentation Oversee the verification of property titles, ownership records, legal disputes, encumbrances, and compliance with local laws. 5. Negotiation & Deal Closure Lead negotiations with property owners, ensuring favorable purchase terms and finalizing agreements in line with the company's budget and project plans. 6. Liaison with Legal & Regulatory Authorities Work closely with legal teams, government agencies, and consultants to ensure smooth approvals, permits, and compliance with all statutory requirements. 7. Reporting & Stakeholder Communication Prepare and present reports on market trends, potential acquisitions, and ongoing negotiations to senior management. 8. Signing & Handover Coordination Oversee the execution of agreements, registration formalities, and smooth transition of acquired land for project commencement.

He will be responsible for conducting market research, negotiating with property owners, and collaborating with our operations team to ensure that the properties selected meet our high standards for preschool centers. Job Description :1. Market Research: * Conduct in-depth market research to identify potential areas for preschool expansion. * Analyze market trends, demographics, and competition to make informed property decisions. * Keep up-to-date with local property listings and market developments. 2. Property Identification: * Identify and evaluate properties that meet our criteria for establishing preschools. * Work with real estate agents and property owners to secure property information and site visits. * Assess properties for safety, accessibility, and compliance with local regulations. 3. Negotiation and Due Diligence: * Negotiate terms, conditions, and lease agreements with property owners. * Ensure that all legal and regulatory requirements are met during property acquisition. 4. Collaboration with other teams: * Work closely with the operations team to ensure that the selected properties align with our educational and safety standards. * Collaborate with architects, construction teams, and regulatory bodies to design and prepare properties for preschool operation. Minimum Education :Any graduate Skills :• Bachelor's degree in any field. * Knowledge of local real estate markets, regulations, and zoning laws. * Strong negotiation and communication skills. * Proficient in using Microsoft Office.
