Project Manager – Role & Responsibilities
For flagship restaurant and food factory projects located in Tirupati.
Projects Scope:
Ongoing Food Factory: Construction of PEB (Pre-Engineered Building) structures, incorporating a cloud kitchen and office space dedicated to the export of South Indian food products.- Flagship Restaurant & Multipurpose Halls: Development of an 8,000 sq. ft. fully air-conditioned restaurant, complemented by multipurpose halls and F&B retail facilities. This is the first of its kind and forms a leading component of a growing chain of restaurants.
Role Overview
The Project Manager will act as the Single Point of Contact (SPOC) between the client, architects, interior designers, contractors, vendors, and other consultants. They will be responsible for planning, coordination, and successful delivery of the project within the defined scope, quality, time, and budget
Key Responsibilities
1.Project Planning & Initiation
- Understand the client’s vision, operational requirements, and branding guidelines.
- Develop a comprehensive project plan with timelines, milestones, and resource allocation.
- Coordinate with architects and designers to finalize design deliverables in line with budget and site constraints.
- Prepare and maintain project documentation (scope, schedules, approvals, reports).
2.Stakeholder Coordination
- Serve as primary liaison between client and all project stakeholders.
- Organize and lead regular coordination meetings with architects, designers, MEP consultants, contractors, and vendors.
- Ensure timely communication of decisions, approvals, and clarifications.
3.Budget & Procurement Management
- Assist in preparing the project budget and track expenditures.
- Monitor vendor quotations, negotiate costs, and ensure procurement aligns with timelines.
- Flag cost overruns or scope changes promptly for client review.
4.Site Execution Oversight
- Work closely with the Site Supervisor for day-to-day execution updates.
- Monitor quality control, adherence to drawings/specifications, and safety compliance.
- Resolve site-level issues in coordination with consultants and contractors.
5.Schedule & Quality Control
- Track project progress against the master schedule.
- Implement quality benchmarks for all trades and finishes.
- Review and approve mock-ups, prototypes, and sample boards before execution.
6.Reporting & Documentation
- Provide weekly progress reports (physical & financial) to the client.
- Maintain records of approvals, change orders, and correspondence.
- Prepare project closure documentation and lessons learned.
7.Handover & Post-Completion Support
- Oversee snag list rectification and final handover to the client.
- Support in operational readiness (kitchen equipment, furniture, branding elements).
- Maintain a post-completion support window for defect liability issues
Performance Indicators:
- Adherence to approved timeline and budget.
- Quality of deliverables and client satisfaction.
- Efficiency in communication and issue resolution.
Preferred Software Experience:
- Reviewing skills of SketchUp, Autodesk Revit models
- AutoCAD or other CAD editing and publishing
- Microsoft Office (Excel, Word, and PowerPoint)
