Role & responsibilities To understand and practice the Design standards, Service and Operating standards, ethos and philosophy of the brand for projects. To understand the TA agreement (Technical Services Agreement) for managed projects. Follow strict adherence to the operators obligations mentioned in TA agreement. To follow specific brief for a project and conduct back ground research on climatic, geographical, social, cultural and market dynamics to evolve an area brief suitable to a particular project. Research globally and within the country, to identify and recommend consultants, i.e., the architects and interior designers most suited to a particular project considering their area of expertise, past experience, evaluation of their works with their location. Assist in formulating the scope, deliverables, contractual liabilities, calculation of consultants fees including stages of payment and validate consultants fee claims against deliverables at each stage of the project. Follow the given qualitative and quantitative brief and guide the external consultants to deliver a design in line with the brands expectations, budget, climatic conditions and other relevant aspects. Organize and attend design co-ordination meetings as necessary and oversee co-ordination and incorporation of all important disciplines such as MEP, lighting, landscape, FF&E etc., to deliver a world class projects. Continue to oversee the consultants work until completion. To check the external consultants to provide information on local bye-laws, local and national codes, FSI calculations, prevalent fire norms and any other statutory information necessary for approval of the design by the competent authorities. Continue surveillance to ensure compliance to the norms at all times till approval/completion is achieved. To research and identify, architect on record and super-wise submission drawings to ascertain their full adherence to all the prevailing laws. To continue to oversee the entire process through all departments such as municipal bodies, fire department, department of Forest and environment etc. to ensure timely approvals. To identify and recommend as needed, a Project Management Company to manage the projects after conducting due diligence on their profile, past performances and projects finished. To check budgets, tenders, bill of quantities, analysis of rates, comparative statements, negotiations and award of work to most suitable contractors after verifying their ability to deliver highest quality work in the given time frame. Participate in cost value engineering exercises with the consultants and contractors as necessary. To conduct periodic supervision to the project site and vendors work places as necessary to ensure proper adherence to quality, specifications, workmanship and timelines to complete the projects. The incumbent would be an integral part of the project development team and shall share, consult, discuss all aspect of the design process with the team as needed to achieve prime objectives. Endeavour to improve standards of designs by innovating and being well versed with the latest global trends. Preferred candidate profile 15 to 18 years of experience in hospitality design. Prior experience of working with luxury hotel chains or renowned architectural design practices. Well-rounded experience in Master planning, architecture, coordination of landscape design, interior design, lighting design, coordination with MEP, back of house design etc

Role & responsibilities This role demands extensive experience in hotel construction, MEP, project management, cost control, vendor management, and stakeholder collaboration. The individual will oversee multiple projects from concept to completion, ensuring adherence to quality, safety, timelines, and budget constraints. Key Responsibilities: Project Planning & Execution: Lead end-to-end project lifecycle management for luxury hotel developments, ensuring adherence to quality and branding standards. Drive project feasibility studies, master planning, and site evaluation for new hotel projects. Oversee design coordination, architectural planning, and MEP services integration. Develop and track project schedules, aligning with business objectives and financial targets. Ensure timely execution while mitigating project risks and resolving bottlenecks. Project Coordination Budgeting, Cost Control & Procurement: Define project budgets, secure approvals, and implement cost-control measures. Lead procurement strategies, vendor negotiations, and contract finalization for consultants, contractors, and suppliers. Optimize cash flow management and forecast cost-to-completion metrics. Implement value engineering strategies to optimize design, material usage, and construction efficiency. Construction & Quality Management: Supervise on-site execution, ensuring quality control, safety compliance, and timely delivery. Coordinate with architects, structural engineers, contractors, and government regulatory bodies. Monitor MEP system installations, energy efficiency measures, and sustainability initiatives. Implement safety and compliance standards in line with local and international regulations. Stakeholder & Team Management: Collaborate with internal leadership, operations teams, and external partners to align project deliverables. Manage cross-functional teams, fostering a high-performance culture. Engage with global and domestic hospitality brands to ensure design and service standard compliance. Provide strategic guidance on new hospitality business opportunities and expansion plans. Preferred candidate profile Educational Qualifications: Bachelors Degree in Civil/Electrical/Mechanical Engineering or related fields . Masters in Construction Management / General Management from a reputed institution (Preferred). Certified Professional in Contracts Management / Project Management (Preferred). Experience: 20+ years of experience in real estate, hospitality, and commercial project management. Proven track record of leading hotel and luxury resort projects from design to handover . Hands-on experience with some prominent hotel brands. Incumbent should have experience in Civil & Construction background . Interior Design is an added advantage. Minimum two or three assignments as a Project Head for Hotel Development . Must have done at least one Hotel Project as Project Head after COVID. Technical Skills: Expertise in project planning tools (MS Project, AutoCAD, SAP, Primavera, etc.). Strong understanding of MEP, sustainable construction, and regulatory approvals. Proficiency in budget planning, contract administration, and vendor negotiations. Soft Skills: Leadership and team-building capabilities. Strong communication, stakeholder management, and negotiation skills. Problem-solving mind-set with a hands-on approach
