Having hands-on Experience in Real estate matters.

I. TITLE SCRUTINY

· Scrutinizing title documents pertaining to the properties which the company proposed to either acquire or develop and Preliminary note on the property and title reports.

· Excellent drafting skills - Drafting of MOUs, Joint Development Agreements, General power of Attorneys, Agreement of sale, sale deeds, Power of Attorney, Procurement Agreements and other deeds in relation to property. Co-ordinate with Government offices to obtain required information/documents etc., Registration of documents before sub-registrar.

· Co-ordination with the land owners or their counsel for obtaining documents for concluding scrutiny.

· Co-coordinating with external advocates/consultants for obtaining title clearance.

II. Litigation

· Drafting and reviewing of legal notice, reply to legal notice, legal correspondences and deal with revenue law related issues and liasoning with Advocates in this regard.

· Liasoning with different departments as necessary to complete any and all formalities concerning Property matters legal Research and advisory work updating and managing legal MIs.

· Managing all the Legal Functions of the Company including litigation, conveyance, secretarial, corporate and regulatory affairs Study and legal assessment of feasibility in legal frame work with reference to municipal/state/central laws in Land purchase. Handling legal issues/disputes/litigations connected with Property purchase, Title, etc., related legal disputes before Civil, Revenue, quasi-judicial courts and high courts and Arbitration Tribunals.

III. PROJECT APPROVALS:

· To provide all the documents to the Bank for project approvals.

· To respond and clear all the queries raised by the Banks and financial institutions.

· To prepare and furnish necessary documents in this regard.

IV. DAY-TO-DAY ACTIVITIES/ASSIGNMENTS:

· To address Customer queries and provide relevant documents for compliances.

· Co-ordination with the internal departments for legal compliance.

· Co-ordination with the external counsel for litigations.

· RERA Compliance.

· Ensure safe keeping of land records/original legal/title documents.

· Assist Sales and CRM teams in resolving legal related documentation.

· Manage the entire legal function of the Group in a proactive manner, ensure and secure company’s legal and ownership interests.

· Any other function as and when assigned.

V. COMPETENCIES/ PERSONAL ATTRIBUTES:

· Strong communication Skills and good command over English & Kannada (both oral & Written) and the ability to interface with people across all level in the organization and to communicate legal issues and solutions in an articulate precise and effective manner good organizational and interpersonal skills including ability to work effectively with in a team and a fast paced business environment.

Job Type: Full-time

Pay: ₹50,000.00 - ₹65,000.00 per month
