As an Associate Real Estate (Warehouse) in our Real Estate / Supply Chain department based in Karnataka, you will play a crucial role in identifying, evaluating, and acquiring warehouse spaces in key markets. Your responsibilities will include sourcing and assessing potential warehouse locations based on operational, financial, and logistical criteria. You will conduct thorough market research, including demographic, zoning, and competitor analysis, to support decision-making. Collaborating with real estate brokers, landlords, and local authorities, you will gather site information and negotiate terms while ensuring adherence to company standards and legal requirements during lease negotiations. In this role, you will work closely with internal teams such as logistics, legal, finance, and operations to evaluate and approve prospective sites. Maintaining a comprehensive pipeline of warehouse opportunities and monitoring progress through acquisition stages will be a key aspect of your responsibilities. It is crucial to ensure that all documentation is complete, accurate, and compliant with regulatory guidelines, while also maintaining a clear DPR/MIS in the prescribed format. To qualify for this position, a bachelor's degree (Regular) is preferred, and any certification such as Rera would be advantageous. You should have at least 13 years of experience in real estate acquisition, warehouse operations, or logistics, including internships. Strong skills in site selection and analysis tailored to company requirements, along with excellent communication and negotiation abilities, are essential. Familiarity with lease agreements and commercial real estate processes would be beneficial, as well as a willingness to travel as required. Additionally, knowledge of any South regional language (other than your mother tongue) is a plus, and basic understanding of warehouse infrastructure would also be advantageous.
