The role is a frontline sales role focused on converting leads into site visits and bookings for our premium projects. You will handle the entire sales cycle from initial contact (often cold or warm calls) to site visit, and work closely with sales directors. As a BDE, you are an integral part of our in-house sales team and the first point of contact for customers, expected to combine persuasive communication with in-depth project knowledge. This role offers rapid growth-high performing BDEs can be promoted to Senior BDE in less than 12 months with expanded responsibilities and higher pay. Key Responsibilities :Lead Management & Calling: Own a pipeline of leads and relentlessly pursue them. Make outbound calls daily to new leads and follow-ups to warm leads.Use a consultative approach by listening to customer needs regarding residential plots (budget, location, size) and position our offerings accordingly. Update all notes in the CRM accordingly. Site Visits: Conduct site visits with interested clients. Coordinate with the site sales directors to ensure the client is being properly attended by the Sales director for site viewing. Sales Pitch: Deliver compelling sales pitch. Clearly communicate the value proposition of our residential plots e.g.- location benefits, potential appreciation, amenities planned. Handle objections or concerns proactively (for example, about pricing or development timelines). While final price negotiations and closing terms can involve Senior BDE/Director, you are expected to confidently negotiate within your approval limits and prepare the ground for closing. Target Achievement: Meet or exceed monthly and quarterly targets, i.e. number of successful site visits conducted in a month. BDEs have a direct impact on sales, you will be given clear numeric targets (aligned with the organization’s goals) and will be accountable for results. Use creativity and persistence to hit targets (e.g. re-engaging inactive leads, proactively following up with clients in pipeline for next month, etc.). Cross-team Coordination: Work closely with the Sales Directors and Sales Operation’s team for smooth operation. Ensure all client requirements are communicated/updated internally on CRM for a seamless booking experience. Also collaborate with the marketing team by sharing on-ground feedback (what clients ask for, common objections) to help fine-tune campaigns. Market Knowledge: Stay informed about the real estate market trends in the region Specifically, monitor competitive projects (especially other plotted developments in NCR), their pricing, and features. Update yourself on local developments (infrastructure, government regulations) that could affect the attractiveness of our plots. Being knowledgeable helps build trust with clients. Customer Relationship Management: Provide excellent service to prospects and clients. Promptly follow up after site visits to gather feedback and push for next steps. For clients who book, ensure a smooth handover to the post-sales documentation team, while remaining available for any questions. Maintain long-term relationships - a satisfied plot buyer can lead to referrals or repeat investments Lead Nurturing - Even if a lead does not immediately convert, nurture them for future opportunities by staying in touch and sharing updates like “new offer launch” or price revisions etc.
