Job Summary

Ompee Tower is looking for an experienced and responsible Facility Manager to manage the day-to-day operations, maintenance, safety, cleanliness, and overall upkeep of the tower. The candidate will be responsible for ensuring that all building facilities function efficiently and that tenants, occupants, visitors, and staff have a safe and comfortable environment.

Key Roles and Responsibilities

1. Building Maintenance

• Oversee the maintenance of electrical systems, lifts, DG sets, HVAC/air-conditioning, plumbing, water supply, and other building equipment.
• Ensure timely preventive maintenance and repairs.
• Monitor equipment performance and coordinate with technical teams to resolve breakdowns.
• Maintain maintenance records and service schedules.

2. Housekeeping and Cleanliness

• Supervise housekeeping staff and ensure cleanliness of the lobby, corridors, washrooms, staircases, parking areas, and common spaces.
• Ensure proper waste disposal, pest control, and hygiene standards.
• Conduct regular inspections of all common areas.

3. Security and Safety

• Coordinate with security personnel and security agencies.
• Ensure proper functioning of CCTV, access-control systems, and other security equipment.
• Monitor fire alarms, firefighting equipment, emergency exits, and safety procedures.
• Coordinate emergency response and fire drills.

4. Vendor and Contractor Management

• Coordinate with maintenance vendors, electricians, plumbers, lift-service providers, and other contractors.
• Monitor the quality and timely completion of work.
• Maintain records of Annual Maintenance Contracts (AMCs), service reports, and vendor bills.

5. Tenant and Occupant Coordination

• Handle complaints and maintenance requests from tenants and occupants.
• Ensure timely resolution of issues related to building facilities.
• Maintain professional communication with tenants, visitors, and management.

6. Utility and Cost Management

• Monitor electricity, water, diesel, and other utility consumption.
• Help control operational and maintenance expenses.
• Maintain records of utility bills, inventory, purchase requests, and maintenance expenditure.

7. Team Management and Reporting

• Supervise housekeeping, security, technicians, and other facility staff.
• Prepare duty rosters and monitor attendance and performance.
• Submit daily, weekly, and monthly facility reports to management.
• Ensure compliance with applicable building safety requirements and company policies.

Eligibility Criteria

• Diploma or degree in Facility Management, Mechanical Engineering, Electrical Engineering, Civil Engineering, or a related field is preferred.
• Minimum 3–5 years of relevant experience in facility management, preferably in a commercial or high-rise building.
• Good knowledge of building maintenance, electrical systems, HVAC, lifts, plumbing, fire safety, and security operations.
• Strong team management, coordination, problem-solving, and communication skills.
• Basic computer knowledge and experience in maintaining reports and records.

Pay: ₹50,000.00 - ₹70,000.00 per month
