1. Handover & Snagging Management Conduct and lead snagging inspections with internal teams and clients. Identify defects in civil, MEP, finishing, safety, and landscape work. Coordinate with project teams, contractors, and vendors for timely closure of snags. Maintain snag lists and ensure rectification within defined timelines. 2. Project Close-Out Prepare and manage handover documentation including as-built drawings, warranties, O&M manuals, statutory clearances, etc. Facilitate Testing & Commissioning (T&C) of all MEP and essential building systems. Ensure all compliance checklists are complete prior to handover. Schedule joint inspections and final sign-offs with client representatives. 3. Facility Readiness Coordinate with housekeeping, security, fire safety, and maintenance teams to ensure readiness before client move-in. Ensure utility connections (water, electricity, STP, etc.) are operational. Set up Building Management System (BMS), access control, and other soft services before handover. 4. Client Coordination Act as the primary point of contact for the client/end-user during handover stage. Conduct client walkthroughs and explain building systems, safety norms, and AMC schedules. Address post-handover queries and ensure smooth transition to society or facility teams. 5. Documentation & Reporting Maintain records of snags, completion certificates, asset registers, etc. Submit daily/weekly reports to management on snag progress and handover status. Track defect liability period (DLP) obligations and ensure response to post-handover issues. Role & responsibilities

Job Description: A) Management of Maintenance staff: - Responsible for leading a large and growing maintenance team of West and Gujrat Region. Scheduling and assigning work orders and proactive maintenance tasks. Prioritizing work across the team. Performing inspections and oversight of maintenance work to ensure quality. Hiring, and training maintenance staff. Stepping in to help coordinate more complex maintenance work as and when needed. Will assist the Project during store fit-out activities. B) Management of Non-Staff Resources: - Management of Preparing R and M budgets with compliances and approvals before execution. Forecasting, ordering, and price negotiation of AMC and refresh works Hiring and management of subcontractors and other vendors for specialized maintenance and Relay/refresh work. Ensuring the availability of necessary tools and equipment to manage daily and proactive Maintenance. Ensure all regulations and compliance related to equipment are adhered to and renewed from time to time as per requirement. Collecting, and consolidating Pan India weekly reports for review and action purposes. Actively participate in organization strategy related to safety and Maintenance. Lead the team of Audit team and collect /share and report the summary on a weekly basis. C) Maintenance strategy: - identifying and implementing a proactive maintenance strategy that ensures efficient operations. Looking for new ways to improve productivity and cut costs without compromising quality and downtime of any equipment. Developing company policies and standard operating procedures for all maintenance work. Ensuring that all safety-related initiatives and maintenance processes are consistent with industry regulations and standards. Drafting maintenance reports that help measure and improve team performance. D) Desired Technical Skills: - Creating/Updating Preventive maintenance/Daily Maintenance procedures and checklists. Managing the work order process effectively. Handling emergencies. Creating troubleshooting guidelines. Generally understanding how a maintenance strategy will impact maintenance operations and the organization. E) Leadership Skills: - Communicate effectively with Business Managers and handle their expectations from a maintenance perspective. know when and how to delegate work and reflect on the results to fine-tune for future purposes. spot and resolve conflicts between team members.

Roles and Responsibilities Manage soft services such as housekeeping, laundry, pest control, and linen supply to ensure high standards of cleanliness and hygiene. Oversee technical services including HVAC maintenance, electrical works, plumbing repairs, carpentry tasks, and IT support to maintain facility functionality. Coordinate with food & beverage team for smooth operations of canteen services. Ensure compliance with safety regulations by conducting regular inspections and implementing corrective actions. Develop and implement effective facilities management strategies to improve efficiency and reduce costs. Desired Candidate Profile 4-5 years of experience in Facility Management or related field (FMCG industry preferred). Bachelor's degree in relevant specialization (e.g., B.Pharma, B.Sc.). Proficiency in managing technical services including HVAC systems, electrical works etc.
