Key Responsibilities 1. Manage daily operations of the common area including electrical system, Plumbing system, STP and all amenities area. 2. Ensure smooth functioning of complete Common area Facilities as per standards And rules formulated by The Management. 3. Coordinate and monitor AMC vendors to ensure timely execution of preventive and corrective maintenance activities. 4. Report any issues or repair needs to the Property Manager. 5. Take rounds of all common area, parkings and amenities in the shift. 6. Prepare and submit daily reports, monthly reports detailing work progress, issues identified, and resolutions implemented. 7. Maintain and update various trackers for AMC schedules, PPM (Planned Preventive Maintenance), breakdowns, asset health, and vendor performance. 8. Prepare and maintain shift rosters , ensure smooth handovers, and address any manpower gaps or absenteeism. 9. Ensure technicians carry out daily lights ON/OFF operations and all readings across the premises as per schedule. 10. Reporting to on site property Manager for common area related breakdowns. 11. Plan, coordinate, and maintain a training schedule for technical staff to enhance skills, safety awareness, and operational efficiency. 12. Follow up with vendors for timely submission of invoices , verify service/work completion before forwarding for processing. 13. Ensure all documentation, reports, and trackers are audit-compliant and readily accessible. 14. Following technical team staff reports to engineers. Electrician Plumber STP Operator 18. Vendor coordination for site visit for any breakdowns, follow ups for quotation, Preparing and sharing cost comparison with property manager for further approvals. 19. Record and maintain daily water consumption data, Electrical consumption data and vendor electricity and water billing details. 21. Preparing and maintaining complaints tracker. 22. Maintaining incident reports record of common area. 23. Monitors STP water quality to maintain (Ph. /chlorine). 24. Provides admin support for common area various events like such as Republic day, holi, Diwali, Christmas, badminton tournaments, cricket tournaments, T.T tournaments etc. 25. Categorized and filed all reports, invoices and challans system-wise and by type, ensuring accurate documentation and easy retrieval of maintenance records and service reports.
