Key Roles & Responsibilities: 1. Strategic Planning & Asset Utilization Plan and manage mobilization/demobilization of P&M assets across residential, commercial, and high-rise projects. Optimize machinery allocation to ensure maximum availability and productivity with minimum downtime. ¢ Maintain digital asset tracking and central equipment utilization dashboard. 2. Procurement & Technical Finalization ¢ Finalize hiring and procurement of P&M in consultation with SCM, ensuring technical suitability and compliance with safety standards. ¢ Approve technical submittals and vendor documents for large-capacity equipment (e.g., tower cranes, hoists, batching plants). 3. Erection, Commissioning & Safety Compliance ¢ Supervise erection and commissioning activities for all major plant and machinery. ¢ Review and approve crane erection/telescoping plans, hoist mast erection, and tower crane jump procedures. ¢ Ensure all erection and dismantling works are done under approved safety protocols and with proper certifications. 4. Safety Equipment & Personnel ¢ Ensure compliance with safety laws, codes of practice, and company HSE policies for all P&M operations. ¢ Conduct and document pre-use inspections, load testing, and tagging procedures before deploying any equipment. ¢ Enforce LOTO (Lockout/Tagout) protocols during shutdowns, maintenance, or emergency situations. ¢ Ensure only trained, competent, and certified operators are assigned to machinery. ¢ Participate in safety audits, inspections, and accident investigations related to plant and machinery. ¢ Coordinate with site safety teams to conduct training sessions on P&M hazards, safe handling of electrical tools, and fire safety for equipment. ¢ Ensure safe installation and operation of temporary electrical setups, distribution boards, and industrial-grade socket assemblies. ¢ Monitor and record monthly electricity consumption and ensure all electrical panels are locked and accessible only to authorized staff. 5. Maintenance & Reliability ¢ Implement and monitor preventive and predictive maintenance schedules based on OEM recommendations. ¢ Ensure timely servicing, calibration, and repairs to minimize breakdowns and risk of accidents. ¢ Approve AMC contracts and service vendor performance reviews. 6. Budget Control & Efficiency ¢ Prepare and manage the regional P&M budget, tracking expenses related to hiring, spares, and repairs. ¢ Identify cost-saving initiatives through asset optimization, in-house repairs, and better inventory control. 7. Reporting & Documentation ¢ Review and ensure timely submission of: o Daily/Monthly Equipment Utilization Reports o Spare Parts Consumption & Stock Reports o Daily Maintenance Checklists o Machinery History Sheets o Safety Non-Conformity Logs and Closure Reports 8. Team Development & Cross-functional Coordination ¢ Lead a team of site-level P&M engineers and maintenance supervisors. ¢ Liaise with Project Managers, Safety Managers, SCM, and HO for seamless P&M operations. ¢ Conduct regular team training, upskilling programs, and toolbox talks focused on P&M safety and performance.
