Job Title HVAC Engineer Maintenance & Projects Location Thoraipakkam, Chennai Experience 10 to 15 Years (as HVAC Supervisor / HVAC Engineer) Department Engineering / Facilities / Projects Job Purpose To ensure efficient operation, maintenance, and execution of HVAC systems in IT Parks, Commercial Complexes, or Manufacturing Units, focusing on optimal performance, energy efficiency, preventive maintenance, and successful project execution. Key Roles and Responsibilities Maintenance Activities Manage day-to-day operation and preventive maintenance of HVAC systems (VRF, AHUs, Chillers, FCUs, Exhaust Systems, Ducting, Piping). Troubleshoot and resolve technical issues related to HVAC systems in a timely manner. Ensure compliance with safety, environmental, and local statutory regulations (e.g., NFPA, ASHRAE, local codes). Supervise HVAC technicians and service providers during routine maintenance and breakdowns. Maintain detailed records of maintenance schedules, breakdown reports, and system performance. Project Execution Lead HVAC installation, commissioning, and retrofitting projects as per design specifications. Review engineering drawings, technical specifications, and vendor documents for project execution. Coordinate with architects, consultants, and contractors for project integration. Ensure projects are delivered within timelines, budget, and quality standards. Perform system testing and validation to guarantee operational performance. Energy Management Monitor and analyze HVAC system energy consumption and recommend energy-saving measures. Optimize system operation schedules for cost efficiency. Implement preventive and predictive maintenance techniques to enhance system reliability. Team Management Lead and mentor junior engineers and technicians. Plan manpower deployment based on workload and maintenance schedules. Ensure training of team members on latest technologies and best practices. Reporting Prepare and submit periodic reports on system health, energy usage, and maintenance activities. Report major breakdowns, root causes, corrective actions, and preventive measures implemented. Key Skills and Competencies Strong knowledge of HVAC systems design, operation, and maintenance in large-scale IT Parks, Commercial Complexes, or Manufacturing Units. Proficiency in reading and interpreting HVAC drawings, P&IDs, and specifications. Hands-on experience in Chiller plants, AHU systems, FCU, cooling towers, ducting, pumps, and controls (PLC/DCS/BMS). Strong troubleshooting and analytical skills. Knowledge of energy efficiency practices. Good leadership and communication skills. Sound knowledge of local safety and environmental regulations. Educational Qualification Bachelors Degree in Mechanical Engineering or equivalent. Relevant HVAC certifications (e.g., ASHRAE certification, BEE certified energy auditor, etc.) are a plus.
