Role & responsibilities: Reviewing and Evaluating Proposals : Assessing construction finance or developer finance proposals initiated by the sales team. This involves analyzing cash flows, evaluating the viability of real estate projects, and considering legal and technical aspects. Additionally, visiting project sites alongside the business team. Coordinating with Internal Legal and Technical Teams : Collaborating with in-house legal and technical experts to evaluate project feasibility. Detailed Due Diligence : Conducting thorough due diligence on proposal data. Cash Flow and CAM Evaluation : Analysing project cash flows and evaluating Credit Appraisal Memo (CAM). Recommendations to Approving Authority : After evaluation, recommending construction finance proposals to the approving authority. Pre-Disbursement Conditions Assessment : Evaluating pre-disbursement conditions before funds are released. Post-Disbursement Monitoring : Monitoring disbursements, ensuring compliance with covenants, and overseeing project progress. Ongoing Project Monitoring : Continuously monitoring funded projects after disbursement. Subsequent Tranche Disbursements : Releasing subsequent tranches as needed. Issuing NOC for Unit Sales : Providing a No Objection Certificate (NOC) for selling units or apartments. Periodic Portfolio Assessment: Regularly assessing project performance in comparison to actual targets, either monthly or quarterly. Specialized Competencies : Analytical Skills : Proficiency in analysing financial data and making informed decisions with available data. Credit Appraisals/ Project reports : Assessing mid-size loan proposals (ranging from 5 to 40 Cr or more). Real Estate funding/ Project Finance Understanding : Familiarity with the real estate business, including builder and developer practices. Legal and Technical Knowledge : Understanding regulations, legal complexities, and technical requirements related to real estate development. Preferred candidate profile At least 3 years of relevant experience in developer finance, project finance, real estate funding, or construction finance credit. Candidates should hold a CA or MBA degree. Desired Attributes: Project Finance Credit: Familiarity with credit assessment in project finance or real estate finance. Language Proficiency: Fluency in the local language, English and/or Hindi. Team Collaboration: Ability to work with team.
