Land Acquisition: Review of land acquisition strategy including direct purchases, joint development, or long-term lease models. Liaise with landowners, aggregators, brokers, and local authorities to conduct site surveys and finalize terms. Conduct due diligence on title, zoning, encumbrances, and legal feasibility with legal teams. Coordinate with developers, surveyors, legal advisors, and consultants to ensure clear title and acquisition documentation. Business Development: Conduct market intelligence and competitor analysis in the Pune and surrounding region. Forge and manage relationships with government bodies, local authorities, IPCs, and stakeholders. Evaluate the commercial viability of each land parcel (FSI, GDV potential, IRR, etc.) and create detailed investment memos. Prepare presentations and reports for internal approvals and investment committee decisions. Preparation of MOMs after weekly meetings and calls with Financial institutions, Developers and consultants. Regulatory & Local Liaison: Work with external teams of the developers to ensure compliance with local development control regulations. Review the permissions such as zoning change, NA conversion, CLU (Change of Land Use), environment clearances, etc. obtained by the Developer team Maintain a database of local land records, land rates, circle rates, and ongoing transactions.
