Role & responsibilities Conception of Projects: - Alignment to Company level Environmental, Social and Governance (ESG) norms including sustainability - Participation in Design basis reports for overall project including land, base building and MEP fitouts - Knowledge of all required approvals and pre-requisites for starting construction - Define the SoW for civil general contractors in RFPs/tenders - Setting targets, objectives and responsibilities for all supervised staff - Work closely with the departmental head in shortlisting, evaluating and choosing the right sets of technologies, products and solutions in line with the project requirements and companies ESG norms. Managing and Monitoring all Ongoing Projects: - Responsible to ensure that the work is as per the international standards, best practices and in accordance with the project intent - Project is successfully certified by Uptime Institute (UTI) as TCDD (Tier Certification for Design Document), TCCF (Tier Certification for construction Facilities) & TCOS Gold (Tier Certification of Operational Sustainability). - Overseeing the logistical requirements of a primary project - Ensuring contractual obligations are fulfilled - Walk the Talk: - Time to time visit other under-construction sites, if required - Regularly review timings, budget, labour, risk and project plans to ensure work stays on track - Dealing with contract disputes and mitigating the impact of any issues Testing, Commissioning and Delivery: - Provide oversight to 5-level/7-level IST for the primary site as well as other sites - Collaborate with customer in site audit against contracted specifications and requirements before delivery - Rectify any shortcomings/snags as identified by customer/ testing and commissioning agency/Operations team. - Obtain customer's acceptance certificates with the contracted Early access/Ready for Service Dates. - Handover site to the Operations team. Environmental Health and Safety: - Work closely with Director of Environmental Health and Safety (EHS) as well onsite safety managers and jointly own all EHS requirements and compliances for the under-construction projects including civil and MEP fit outs. - Periodic visits to workers dorms/labour camps to oversee the health, hygiene and safety at the camps. Customer Interface: - Extend all required help in filling up of RFP responses, technical compliances, pre-bid queries, post bid clarifications, contractual negotiations. - Manage customer site visits during pre-contract site evaluation visits and post contract construction, testing and commissioning phases - Meeting regularly with clients, third parties and managers to report on progress - Provide all required data for reviews with customer, CXOs for project's progress - Responsible for CSAT metrics and targets of customer site selection teams. Supplier, Partner and Contractor Ecosystem: - Collaborate with SCM team in closing various SCM team requirements and see that Supplier, partner and contractors are aligned to company's COBC and EHS framework - Qualification of potential suppliers and contractor including due diligence on their technical expertise and past delivery and services track record - Hold the ecosystem responsible for delivering as per the contractual technical, SOW, timelines and COBC requirements People Management: - Manage a team of project managers/construction managers and GC to deliver the stated objectives and projects within stipulated time and budget. - Delegating work to colleagues and their teams - Set SMART goals, KRA's and targets as well as roles and responsibilities for all the staff members in the project management and delivery teams. Ethics and Integrity: - Demonstrate highest level of Integrity in dealing with contractors, government officials and consultants - Report any instances of violation in company's code of business conduct to CXO and HR General: - Recommending policy and procedure improvements - Create the strategy for supporting and/or implementing large and/or complex multi-functional projects. - Introduce concept of Build to Suite designs, identify unique design features required by hyper-scalers to build differentiated designs. Bring learning from customer discussions back to design. - Site Assessment is to assess the current situation of an existing facilities in terms of space, power & cooling and provide a gap analysis report and solutions in order to upgrade the facility as per the client requirement.
