In coordination and full collaboration with the Engineering Services Reliability & Asset Management COE, the Senior Reliability Engineer is responsible for implementing a strategic asset management plan to integrate clients existing systems including National Operations Center (NOC), energy management programs, maintenance programs and life-cycle asset management approach. Develops analysis methods to determine reliability of components, equipment, and processes in accordance with JLLs enhanced Reliability & Asset Management program. Acquires and analyzes data from NOC and continually improves maintenance program strategy to meet outcomes-based performance measures. Conducts ongoing maintenance maturity assessments to assure progress to plan. Oversees root cause failure analysis (RCFA) of equipment failures to determine the required corrective action for the situation. Consideration will be given to the cost limitations for equipment uptime/downtime, repair/replacement costs and weight, size, and availability of materials/equipment. Determines cost advantages of alternatives and develops action plans that comply with internal/external customer demands for reliability processes/equipment to avoid failures. Position Responsibility of ESSENTIAL FUNCTIONS: Recognizes that assignments are broad in nature and require appreciable originality and ingenuity to complete them and considerable latitude for un-reviewed actions or decisions. Asset Management Works under general direction of Engineering Services Reliability & Asset Management platform for instruction in deploying clients strategic asset management roadmap with matrix reporting back to the clients lead engineer (FM). Integrates data from BAS, automated fault detection diagnostic engines, maintenance programs, and capital planning processes to develop life-cycle analyses and recommendations for repair vs. replacement decisions. Support all efforts in the execution of site level Asset Management & Reliability programs and processes to effectively increase machine/facility system reliability and compliance. Conducts program and system/equipment audits on a periodic and as needed basis. Audits will generally be focused on safety, regulatory compliance, maintenance effectiveness, cost savings, and energy conservation. Ensure equipment history is maintained and analyzed for future trends Actively collaborate with Maintenance and Planning groups Capital Asset Renewal/Capital Planning Execute multi-discipline facility condition assessments across multiple labs, manufacturing, office, and distribution locations in the Americas. Inspect and document and prioritize asset and field conditions to evaluate remaining useful life. Document findings in detailed written report and database format Compile and prioritize portfolio wide findings for client capital planning and lifecycle asset management programs Supports commissioning activities for all upgrade, renovation, and construction projects which may include, but is not limited to, PM job plans, reviews for maintainability, critical spares, documentation, etc. Performs other work as assigned. Experience: BS in an Engineering discipline, mechanical or electrical preferred. 10 years plus experience implementing RCM, CbM/PdM methods, operating building automation and energy management systems, and thorough understanding of asset management, data analytics, and capital planning approaches. Experience in critical environments preferred (data centers, laboratories, manufacturing environments, etc.) Extensive knowledge of mechanical, electrical, plumbing and fire suppression systems. Extensive knowledge of commercial, critical, manufacturing, labs, or distribution facility types required.
