As a Manager / Sr. Manager in Business Development in the Real Estate sector, your role is crucial in identifying and sourcing various opportunities related to land, redevelopment, JD-JV, and SRA. Your responsibilities will include: - Identifying & sourcing land / redevelopment / JD-JV / SRA opportunities. - Conducting FSI computation (base, fungible, TDR) & interpreting DCPR/DCR. - Creating Profitability Statements & Cash Flow models. - Performing financial feasibility analysis including NPV, IRR, and sensitivities. - Managing deal structuring & negotiations such as outright, JD, JV, and revenue share. - Coordinating due diligence, RERA, and approvals. - Providing market intelligence on pricing, absorption, and competitor launches. To excel in this role, you should possess the following key skills: - Strong grasp of FSI/DCPR. - Proficiency in financial modeling using Excel. - Ability to source from the market & maintain a strong broker/landowner network. - Expertise in negotiation & stakeholder management. - Excellent communication & presentation skills. Your performance will be measured based on the following Key Performance Indicators (KPIs): - Value & conversion of deal pipeline. - Accuracy of FSI & financial assumptions. - Timeliness of closures. - Quality of market intelligence. Your educational background should ideally be in Engineering (Civil/Planning) or Finance (MBA/CA preferred) with 7-10 years of relevant experience in the Real Estate sector, specifically with Developers / IPCs such as JLL, Knight Frank, Anarock, CBRE, or C&W.,
