Role & responsibilities Preparing of 52-week calendar for AMC and In house PM. • SAP PM is mandate. • Daily monitoring of HVAC equipment operation • Daily monitoring of water Consumption and electrical consumption • Checking day to day complaints and resolving • Planning PM activities as per schedule • Co-ordination with AMC vendors for pending activities/ breakdown activities • Handling of new HVAC projects • Handling of manpower • Coordinate with OMS 315 Asset Integrity activities such as. • Follow up with Sub-Element administrators (assigned in service provider personnel) for timely completion of inspections. • Follow up with Sub-Element administrators (assigned in service provider personnel) for timely filing of deferment form, CAPA, RCA. • Organize review and audit meetings. Preferred candidate profile Candidates experienced as a HVAC Engineer/Technician from Bangalore.

Operation & Maintenance of AHU’s. Maintenance of LAF’s/Dynamic/static pass boxes/sampling booth. Perform regular filter integrity checks, airflow velocity measurements, and HEPA filter replacements. temperature, humidity, differential pressure

Role Purpose: To perform regular preventive and corrective maintenance, installation, and troubleshooting of HVAC systems (Heating, Ventilation, and Air Conditioning) at client facilities, ensuring optimal system performance and a safe, comfortable environment within managed properties. Key Responsibilities: • HVAC System Maintenance Carry out preventive maintenance and corrective repair work on all HVAC systems including chillers, AHUs, FCUs, VRF/VRV units, split ACs, and ventilation systems . Ensure routine servicing of air filters, belts, and motors, and check refrigerant levels. Diagnose operational issues, identify faults, and perform necessary repairs or part replacements. Installation & Commissioning Assist in the installation, setup, and commissioning of new HVAC equipment as per design standards. Ensure systems are calibrated and tested for optimal performance before handover. Monitoring & Troubleshooting Monitor temperature controls, pressure gauges, and system logs to detect malfunctions. Respond to breakdown calls, attend to complaints, and rectify HVAC issues promptly to minimize downtime. Documentation & Reporting Maintain proper records of maintenance activities, service reports, and spare parts usage . Provide daily/weekly reports to the technical supervisor/facility manager regarding system performance and maintenance work done. Safety & Compliance Adhere to health, safety, and environmental (HSE) standards while handling HVAC systems. Ensure proper use of PPE and safety practices during maintenance and repair activities. Key Competencies & Skills: Sound knowledge of HVAC systems, refrigeration cycles, and electrical controls . Ability to diagnose mechanical and electrical faults in HVAC equipment. Basic understanding of BMS (Building Management Systems) is a plus. Good communication and customer service skills. Physically fit and capable of handling site-related technical tasks. Qualifications & Experience: Education: ITI/Diploma in Refrigeration & Air Conditioning / Mechanical / Electrical Experience: 25 years of hands-on experience in HVAC maintenance within facility management, real estate, or commercial buildings . To plan and arrange preventive/planned maintenance of equipment during planned shutdown of the plant. Changing equipment status from Auto to Manual during preventive maintenance of equipment is carried out as per the decided frequency and vice versa. Review any variations/abnormalities in equipment performance if any after the maintenance. To review day to day operational activities/difficulties & problems To interact with managers for troubleshooting during power cut/trouble in power supply system. To establish proper report and communication with all levels of employees in the same department and other departments. To develop harmonious industrial relations and create a sense of belongingness in the employees. To establish high standard of discipline and maintain the same. To assist in preparation of budget for the department. To exercise control over the expenditure. HT & LT Panels, PCC Panels, Power Distribution panels, Transformers Ranging from 12.5 MVA to 2.5 MVA HT / LT switch gears - 11 KV /6.6 KV VCBs & 0.433 KV ACBs etc. HVAC System - PACs, Water cooled Centrifugal/Screw Chillers, Primary pumps, Secondary Pumps, Cooling water Pumps, Cooling Tower fans, Motorized control valves, Exhaust Fans, Fresh Air Fans, AHUs, etc. Water Leak Detection System, VESDA System, Rodent Repellent System, FM 200 System, Chemical Filters. Designing of ventilation and air condition installation with head load calculations and selection of equipment.
