Location: Accra, Ghana Employment Type: Full-Time Start Date: Immediate As the Facility Manager, you will be responsible for overseeing the full scope of operations and maintenance across the estate. Your role is to ensure seamless functionality, exceptional service standards, and optimal performance across all departments, technical systems, and resident services. Key Responsibilities: • Oversee the full operation and maintenance of all MEP and technical systems including electrical, plumbing, HVAC, elevators, generators, water pumps, fire protection systems, CCTV, and access control. • Lead and manage multidisciplinary teams including engineering, maintenance, security, housekeeping, front desk, and shared facilities. • Plan and implement monthly and annual preventive maintenance schedules in alignment with service contracts and compliance requirements. • Supervise execution of daily operations through technical task plans, inspection checklists, and routine quality audits. • Validate and manage staffing schedules, track attendance and punctuality, and ensure all team members adhere to grooming and professional standards. • Conduct daily team briefings, delegate tasks, and monitor performance across all operational units. • Coordinate and manage resident service workflows including complaints, repair scheduling, and resolution follow-ups. • Oversee apartment handovers, ensuring readiness of keys, remotes, inventory items, and onboarding materials, while supervising both move-ins and move-outs. • Maintain up-to-date resident records, parking allocations, and access control data with high accuracy. • Monitor water meter readings, generate utility bills, coordinate distribution and follow up on payments in liaison with the accounts department. • Supervise laundry, housekeeping schedules, and shared amenity operations (e.g., café, gym, business lounge), ensuring they meet estate standards. • Coordinate with the warehouse team to monitor inventory levels, approve item replacements, and track asset usage across departments. • Ensure accurate documentation and timely reporting of operational issues, disciplinary actions, incidents, and service updates. • Review departmental workload and performance to optimize staffing levels without compromising service quality. • Liaise with external service providers and government authorities regarding compliance, permits, and inspections. • Prepare and present regular performance reports, incident summaries, and operational insights for executive management or property owners. • Uphold the estate’s brand image by maintaining all common areas, lobbies, corridors, and amenities in pristine condition and ensuring a premium living experience for residents. REQUIRED SKILLS & QUALIFICATIONS Minimum 3–5 years of facility management experience in large-scale residential or commercial properties Experience leading multidisciplinary teams and coordinating with external contractors Solid understanding of technical infrastructure, building operations, and service workflows Strong organizational and time-management skills High proficiency in written and spoken English Good computer literacy for billing, scheduling, reporting, and communication Proven ability to make decisions under pressure and manage multiple priorities
