With a strong track record of quality delivery and innovation, we are now looking to onboard a senior professional to strengthen our commercial operations. Role Overview: We are seeking an experienced and detail-oriented Senior Commercial Manager to oversee contractor management, construction budgeting, billing, and manpower coordination. This role is central to ensuring timely execution and cost control of our township project. The ideal candidate will have extensive experience in contractor negotiations, commercial governance, budget creation, and aligning manpower delivery with construction timelines. Key Responsibilities: Construction Budgeting & Cost Control: Prepare and finalize the overall construction budget in coordination with the project and finance teams. Ensure all procurement, contracting, and billing activities align with the approved budget. Continuously monitor cost variances and implement corrective actions to avoid overruns. Contractor Management: Negotiate commercial terms and finalize contracts with all contractors and vendors. Monitor contractor performance and ensure adherence to agreed timelines, quality standards, and payment milestones. Enforce accountability for delays, deviations, or manpower shortfalls. Billing & Verification: Scrutinize and verify contractor bills in detail, ensuring accuracy against work executed and contractual terms. Coordinate with accounts and finance for timely processing of certified payments. Labour & Manpower Planning: Work closely with the construction and planning teams to forecast labour needs based on the construction schedule. Ensure timely deployment of manpower through contractors to meet execution targets. Maintain a dynamic tracker for manpower availability and usage across project phases. Vendor Relations & Negotiation: Build strong relationships with key vendors and contractors to ensure reliability and best-in-class pricing. Conduct periodic vendor evaluations and renegotiations to optimize cost and performance. Schedule Alignment & Coordination: Align manpower and contractor execution with the overall project timeline. Resolve bottlenecks between teams to ensure smooth progress on site. Reporting & Governance: Maintain transparency through structured reporting on costs, contractor performance, and budget adherence. Identify risks in advance and escalate key issues to the leadership team with proposed solutions. Qualifications: Bachelor’s degree in Civil Engineering, Construction Management, or related field. 10–12+ years of experience in commercial and contractor management roles within large-scale real estate or infrastructure projects. Proven track record in creating and managing multi-phase construction budgets. Strong knowledge of contract law, vendor negotiations, and construction workflows.
