The Opportunity As an Investment Associate, you’ll own underwriting, market research, and IC materials from first look through close, then help translate the business plan into measurable post-close actions. Responsibilities Underwriting & Valuation Build and maintain detailed Excel underwriting (DCF, sensitivity/scenario analysis, return waterfalls). Evaluate capital structures (senior debt, mezz, pref/equity) and run financing cases vs. return/risk targets. Size loans and benchmark DSCR, LTV, LTC, ICR. Market & Asset Research Complete rent, occupancy, absorption, cap rate, and comp studies (lease and sales comps). Assess supply pipeline, taxes/assessments, zoning, and submarket drivers. Deal Execution Manage data rooms and diligence checklists (leases, estoppels/SNDAs, environmental, PCA, surveys, title). Coordinate brokers, lenders, property managers, and legal counsel; track critical path and timelines. Prepare Investment Committee materials: model outputs, business plan, risks/mitigants. Post-Close & Reporting Translate underwriting into 100-day plans; track KPIs vs. pro forma (rent roll initiatives, OpEx, CapEx). Maintain pipeline tracker, assumptions library, and comp databases; standardize model templates and QA checks. Minimum Qualifications 5+ years in real estate investments, acquisitions, or asset management with direct exposure to multifamily, industrial, and retail assets (buy-side/principal-facing preferred). Advanced Excel modeling skills (DCF, sensitivities, rent roll modeling, IRR/MOIC, equity waterfalls). Demonstrated experience preparing IC memos and driving deals from LOI through diligence to close. Strong lease analysis/abstraction skills (e.g., CAM/reimbursements, percentage rent, co-tenancy for retail; tenant improvements and industrial lease nuances; multifamily RUBS/utilities). Strong English fluency (written and spoken)—clear, concise investment writing and verbal presentations. Professional communication with brokers, lenders, attorneys, and property managers. Nice to Have Familiarity with CoStar/LoopNet and public records sources. Basic Power BI/Tableau or Python for data cleanup/visuals (optional). Knowledge of NY/NJ/CT submarkets helpful but not required. Success in 6–12 Months Independently underwrite and present 10–15 qualified opportunities per month with clear go/no-go. Lead diligence on 3–6 awarded deals; close 2–4 accretive transactions aligned with return targets. Implement a standardized underwriting template and assumptions log to cut cycle times by 30–40%. Deliver post-close KPI dashboards highlighting variances vs. pro forma with actionable plans.
