Architectural Design for Apartments Develop conceptual and schematic designs for residential apartment buildings , including affordable housing, mid-rise, and high-rise developments. Focus on efficient unit layouts, circulation, ventilation, natural lighting, and functional common spaces. Prepare initial floor plans, massing studies, elevations, and 3D visualizations for design discussions and client presentations. 2. TNCBR 2019 Compliance Ensure all apartment designs fully comply with the Tamil Nadu Combined Building Rules (TNCBR) 2019 , including: FSI and coverage calculations Minimum setbacks Height restrictions Parking and driveway norms Staircase, lift, and fire safety provisions Assist in preparing necessary drawings and documentation for obtaining planning and building permit approvals. 3. Construction Drawings & Documentation Coordinate with the consultant architect for the preparation of Good for Construction (GFC) drawings . Review and verify GFC drawings to ensure alignment with approved design, regulations, and site conditions. Identify any discrepancies or design coordination issues and assist in resolving them through discussions with consultants and site teams. Ensure service layouts (plumbing, electrical, HVAC) are well-coordinated with architectural drawings. 4. Project Coordination Collaborate with structural, MEP, and landscape consultants during all project stages. Support the project team in managing timelines and deliverables. Participate in client, consultant, and site coordination meetings to track progress and address design- related queries. 5. Site Supervision & Quality Checks Conduct site visits to monitor construction progress and ensure execution aligns with design intent and approved plans. Raise and follow up on deviations or concerns at site with relevant teams. Assist in resolving design-related construction issues during execution. 6. Client & Stakeholder Interaction Present designs and updates to real estate developers and project stakeholders. Understand client requirements and incorporate feedback into the design process. Maintain clear and professional communication with clients, consultants, and contractors throughout the project lifecycle. 7. Software Proficiency Prepare architectural drawings and visualizations using tools like: AutoCAD (2D drawings) SketchUp (3D massing) Photoshop (presentation boards) Lumion / V-Ray or similar for basic renderings Ensure deliverables are clear, accurate, and aligned with project phases. 8. Material & Product Research Assist in evaluating suitable building materials, finishes, and products relevant to apartment projects.
