As the Quantity Surveyor, you will have the following responsibilities:
- Responsible for Review and Co-ordination of Drawings, Preparing Preliminary and Detail Cost Estimate, Major Works Tendering and Contract Documentation.
- Participate in Concept and Preliminary Design Stage Meetings
- Issue of Design consultancy agreement
- Review and Co-ordinate Detail Design Drawings
- Approve GFC Drawings and Issue to Site
- Prepare Preliminary Cost Estimates
- Prepare Detailed Cost Estimates, progressively as per the Receipt of Detailed Drawings.
- Support in New material / product identification
- Prepare and Update Master Rates List
- Prepare and Update Approved Material and Equipment List
- Support in checking and certification of Bill from Major Works Contractors (Civil & Structural, Finishes, Electrical, Plumbing & Drainage)
- Participate in ''Head-Office Team'' snagging and de-snagging during final handover to customers.
- Coordinate with CRM for Customer Modification and Closure
- To prepare the quantity calculation as per the Project Bill of Quantity
- To Identify the Contractor /Vendors and prepare the comparative statement
- To help and fix the potential Contractor / Vendor for the Projects
- To prepare the work orders and Purchase Orders for contractors to execute the projects
- To share the certified data of the Project by PM to Legal Department to prepare the Agreement with Contractors / Land owners and others if any
- To Collect all the verified bills from the Site Engineer / Site Supervisor and process / scrutinize the same for the price along with Purchase Orders / Quotation / BOQ etc
- Finalization of Contractors Bills and put forward for Project Manager Certification on time
- To forward all the bills after necessary certification to Accounts for further process
- To prepare the power point presentation for the New Projects taking output from the Team
- To prepare the BOQ list and call for tender whenever it is necessary and as instructed
- To arrive at exact Super Built up Area, Plinth Area, Carpet Area of entire Building with precise measurement with 1% to 2% variation
- To derive at exact BOQ of the entire Project starting from Soil Report to Handing over the keys/ Gift pack
- To check the Bills of Suppliers and Vendors on day to day basis by verifying with Purchase Orders and Check the Terms & Conditions, Statutory requirements of the PO
- To prepare the statement of items to be selected and finalized by Project Coordinator & MD and draw up the schedule dates to finalize the same.
- To check the watch man report every week and prepare the data sheet which will be reviewed by the PM & GM-Operation
- To have a continual interaction with the Vendors, Suppliers & Contractors to negotiate for the best possible rates.
- To have a constant check on the various/different material available in the market and get the best possible rates and materials.
- To prepare a list of leftover materials in the site by taking input from the Site Engineer and Project Manger and plan to use the same with other suitable ongoing project
- To get the stock report from Purchase Manager and keep a track on the stock available in the godown and plan while indenting / raising Purchase Order
- To have a constant check on the material purchased with BOQ. At any given time it should not overshoot than the plan quantity without proper justification and approval from MD
- To Visit the sites regularly and verify the measurement with Measurement Book maintained at every site.
- To Verify physically the Contractor Final Bills at the site
- To interact with Suppliers / Vendors on Product finalizations and prepare the cost comparative statement
- To raise the Purchase Orders based on BOQ and follow up for the delivery as per schedule
