The ideal candidate will possess strong technical knowledge, leadership abilities, and a proactive approach to facilities management. This role involves supervising maintenance staff, ensuring the proper functioning of building systems, and maintaining high standards of property upkeep. The Maintenance Incharge will be responsible for planning, executing, and overseeing a variety of maintenance tasks to ensure safety, efficiency, and customer satisfaction. Responsibilities 1. Supervise housekeeping operations according to the scheduled plan to ensure cleanliness and hygiene across the property. 2. Conduct daily briefings and training sessions for housekeeping staff to maintain quality and efficiency. 3. Manage housekeeping material inventory, including maintenance, issuance, and stock control. 4. Maintain attendance records for housekeeping and staff. 5. Brief and verify security personnel records and ensure compliance with site protocols. 6. Provide training for emergency procedures involving elevators, generators, and fire alarm systems. 7. Supervise gardening activities such as trimming, cutting, and landscaping. 8. Oversee pest control activities for plants and common areas. 9. Ensure proper lawn maintenance and irrigation routines. 10. Conduct routine generator checks (running hours, diesel levels, engine oil, and battery condition). 11. Monitor grey water treatment plant operations daily. 12. Supervise elevator maintenance and coordinate with service vendors. 13. Oversee gym and swimming pool maintenance to ensure hygiene and safety standards. 14. Recruit new housekeeping staff, ensuring verification of documents and background checks. 15. Manage staff schedules, off-duty approvals, leave records, and compensatory offs 16. Coordinate and supervise all site staff (gym instructor, swimming pool attendant, electrician, plumber, housekeeping, and security personnel) 17. Resolve residents’ daily issues by coordinating with staff and ensuring timely assistance. 18. Maintain a register for residents’ complaints and update completion status. 19. Verify registers maintained for accuracy and completeness. 20. Procure materials related to plumbing, swimming pool, electrical, and housekeeping needs; ensure proper issuance and documentation. 21. Maintain stock registers for all materials and equipment. 22. Ensure all tools and equipment (e.g., plumbing, electrical, fogging machines, cleaning materials) are securely stored and accounted for. 23.
