We are seeking a Senior Analyst to join our organization. The organization develops and manages business service centers to execute accounting and transactional activities resulting in efficiency, quality, and enhanced strategic decision support. The Senior Analyst analyzes the financial aspects of leases, obtaining supporting documentation, coordinating with other groups, and overseeing the progress, by reviewing for accuracy the work performed by vendors and more junior coworkers, of contract-related projects and audits in accordance with internal policies and relevant GAAP guidance. The Senior Analyst oversees and executes a wide range of lease accounting projects to enhance the Company's lease accounting systems and procedures. The Analyst will design and implement training initiatives for other analysts and stakeholders. The Analyst will identify lease data integrity issues and recommend solutions to improve the accuracy of data and timeliness of financial reporting. Job Description: • Organize and oversee cross-organizational projects that impact land and tenant lease data; effectively communicate processes and collaborate on best practices • Deliver training and support to abstraction teams related to ground leases. • Direct and develop non-routine testing of the accuracy of lease data and the resulting accounting adjustments. • Support the IT department, corporate office, and other worldwide operating businesses with lease accounting projects enhancements, lease review projects, and audit planning. • Review key financial terms of various contracts to support internal customers needs. • Analyze and interpret leases to identify clauses that help assess and manage the Company’s financials, including terms such as term length, termination rights, and billing amounts. • Perform lease audits on loaded contracts by reviewing and interpreting contracts’ financial terms and comparing that information to what is maintained in the ERP system, to ensure that financial terms were processed correctly • Understand and extrapolate a contract’s lease information, and how it relates to accounting concepts such as straight-line expenses, liability calculations, and lease classification • Analyze requests to correct/change information from existing contracts that is maintained in the ERP system; support internal customers with post revision financial information • Support the design and build of financial presentations and both customized and boilerplate reports for collecting, analyzing, and summarizing contract information • Research contract questions or inquiries for internal customers and perform intermediate contract research for management • Organize and oversee cross-organizational projects that impact land and tenant lease data; effectively communicate processes and collaborate on best practices • Execute clean-up plans to correct lease data and collaborate with key stakeholders to ensure data accuracy aligned with best practices and supporting guidance, including SOPs (Standard Operating Procedures)

About this role: Wells Fargo is seeking a Senior Commercial Real Estate Portfolio Representative. In this role, you will: Evaluate moderately complex financial performance of borrower and guarantor based on a variety of factors and determining an appropriate risk rating, both qualitative and quantitative; this would include review of financial statements and compare it against Commercial Real Estate guidelines Analyze historical cash flows and developing proforma based on historical performance of the property and relevant market data Evaluate existing leases within the property to determine possible impact on cash flows by reviewing for pertinent clauses, such as termination options and go dark Review loan documents and summarize salient facts of the loan and ongoing covenants (both financial and non-financial) to be maintained by the borrower Perform market research of real estate using various third-party applications and compare performance of subject property against market data to draw conclusion of overall performance Review third party documents, such as appraisal, site inspection report, property condition assessment report to infer overall performance of the property and identify significant factors which may impact asset Document and synthesize all findings based on above mentioned reviews Quality check work performed by junior team members and provide appropriate feedback on the same Understand the feedback received from the onshore team members and disseminate the same to the team Provide training to the team members and educate them on different scenarios Communicate with Asset Managers and make sure to deliver the desired output Required Qualifications: 4+ years of commercial real estate industry experience, or equivalent demonstrated through one or a combination of the following: work experience, training, military experience, education.
