Role Overview: The General Manager – Closing Sales / Direct Sales will lead the complete sales ecosystem for a large-scale 400 Acre Township, driving high volume closures, leading a multilayered team and ensuring seamless customer experience. This role demands a strong leader with deep expertise in direct sales, exceptional closing abilities and advanced working knowledge of SFDC and sales operations. The position is responsible for revenue delivery, team performance, process governance and strategic growth of the township’s sales performance. Working Location- Life Republic Township, Marunji. Key Responsibilities: 1. Sales Strategy & Revenue Delivery Drive high volume direct sales to achieve monthly, quarterly and annual revenue goals. Build and deploy aggressive sales strategies for lead conversion, pricing and deal closure. Analyze market trends, competitor activities and customer behaviour to refine sales tactics and offerings. Plan and execute weekend carnivals, micro events and high intent sales activations to maximize footfalls and closures. 2. Team Leadership & Performance Management Lead a 30-member team including multiple Team Leaders, RMs and closing managers. Set clear KPIs for productivity, follow-ups, conversion ratios and revenue output. Conduct regular performance reviews and drive a culture of accountability, discipline and ownership. Train and mentor teams on negotiation, pitching, objection handling and closing excellence. Build an environment of teamwork, transparency and ethical sales behavior. 3. Customer Experience & Relationship Management Handle high-value customer interactions and conclude critical negotiations personally. Build long-term relationships with HNI clients, channel partners and key stakeholders. Ensure a smooth and premium customer journey from enquiry to booking to documentation. Ensure customer issues, escalations and onboarding are resolved with speed and accuracy. 4. Deal Closure, Coordination & Process Governance Oversee pricing, approvals, discounting and negotiation strategies within company guidelines. Ensure tight coordination with CRM, marketing, finance and legal teams for booking, documentation and payment compliance. Drive the timely conversion of high intent leads, ensuring minimum leakage in the funnel. Ensure 100% adherence to SOP's, sales processes, documentation norms, audit requirements and compliance protocols. 5. Reporting, SFDC Management & Analytics Lead all SFDC-driven operations including funnel management, lead hygiene, activity tracking and conversion analysis. Provide daily, weekly and monthly dashboards to management with accuracy and insights. Identify risk areas, opportunities and efficiency gaps, recommend corrective actions proactively. Monitor team productivity via SFDC and ensure real time data accuracy. Qualifications & Experience Graduate/PG in Business Administration, Marketing, or related field. 12–18 years of experience in direct sales, preferably in real estate or high-value B2C sales. Proven track record of leading sales teams and driving closures. Strong negotiation, communication, and stakeholder management skills.
