Investment Analysis & Financial Modelling Lead the evaluation and preparation of robust, Excel-based financial models for potential acquisitions, developments, and joint ventures. Conduct sensitivity analyses and scenario modelling to assess investment risks and returns (IRR, NPV, Payback Period, etc.). Collaborate with the leasing team to prepare multiple financial scenarios for prospective lease deals and tenant negotiations. Feasibility Studies & Market Assessment Conduct comprehensive feasibility studies for land parcels and proposed developments (commercial, retail, mixed-use). Coordinate with design, costing, sales, and leasing teams to assess development potential, cost estimates, revenue projections, and potential returns. Stay updated on market trends, competitive landscapes, and regulatory requirements. Investment Documentation & Stakeholder Coordination Prepare high-quality Investment Memorandum (IM) documents to seek investors for projects. Compile and present all documentation required for Investment Committee (IC) approvals. Work closely with legal, finance, project, and design teams during the evaluation and execution phases. Deal Structuring & Execution Evaluate and recommend optimal deal structures for acquisitions, partnerships, and JVs. Liaise with private equity funds, REITs, investment partners, and financial institutions. Support negotiations with landowners, tenants & investors to achieve commercially viable terms. Strategic Support & Reporting Track and report on the performance of existing investments, identifying areas for improvement. Provide analytical support to senior leadership in shaping investment strategies. Maintain accurate investment databases and performance dashboards.
