Role & responsibilities Contract Management: Draft, review, and manage various contracts related to real estate projects, including but not limited to construction agreements, vendor contracts, and sub-contracts. Tendering Process: Oversee the preparation and submission of tenders and ensure all contractual documents are accurate and in compliance with industry standards. Negotiations: Lead negotiations with contractors, suppliers, and other third-party vendors to ensure favorable terms and conditions for the organization. Compliance: Ensure that all contracts comply with statutory & labor compliance. Risk Management: Identify potential risks within contracts and work on mitigation strategies to prevent delays and disputes. Documentation & Reporting: Maintain organized contract files and prepare periodic reports for senior management on the status of active contracts. Dispute Resolution: Assist in resolving disputes or conflicts related to contracts, working closely with legal and other stakeholders to address issues. Skills and Qualifications: Educational Background: Bachelors degree in civil engineering, Construction Management. Additional certifications in contract management will be a plus. Experience: 3-7 years of experience working in the contracts department of a real estate or construction firm, with a proven track record of managing contracts for residential, commercial, or mixed-use projects. Software Skills: Proficient in MS Office, Excel, SAP and contract management software. Familiarity with project management tools like Primavera or MS Project is a plus. Soft Skills: Strong negotiation, communication, and interpersonal skills. Ability to manage multiple contracts and meet tight deadlines.
Quality Assurance Management: Develop and implement quality management plans, strategies, and policies for the high-rise residential project. Monitor and ensure adherence to all quality assurance processes throughout the project lifecycle. Conduct periodic quality audits, site inspections, and assessments to ensure compliance with project specifications and standards. Coordination with Stakeholders: Work closely with the Project Head, architects, engineers, subcontractors, and consultants to ensure quality standards are followed. Liaise with regulatory authorities to ensure that the project complies with all local construction codes and quality regulations. Inspection and Testing: Supervise and perform inspections for materials, workmanship, and construction processes to ensure compliance with specifications and safety regulations. Ensure all testing and quality control procedures for construction materials, machinery, and finishes are conducted and documented properly. Defect Management: Identify, document, and resolve any defects or non-compliance issues during construction, suggesting corrective actions. Review and monitor the closure of non-conformance reports (NCRs) and ensure resolution in a timely manner. Documentation and Reporting: Maintain detailed records of quality control inspections, audits, and tests. Prepare and submit periodic quality performance reports to the senior management team. Ensure all project-related quality documents are properly maintained for audits and inspections. Training and Development: Train and mentor site supervisors, workers, and subcontractors on quality control procedures and industry best practices. Continuously update team members on the latest quality trends, materials, and construction methodologies. Risk Management: Assess potential quality risks and recommend mitigation plans. Ensure proper risk management protocols are followed to avoid rework and delays due to quality issues. Key Requirements: Educational Qualifications: A degree in Civil Engineering or related field (B.E./B.Tech in Civil Engineering is preferred). Experience: Minimum 10+ years of experience in quality management within the real estate or construction industry, with a focus on high-rise residential projects. Proven experience managing quality processes on large-scale residential or commercial projects. Technical Skills: In-depth knowledge of quality management systems (ISO 9001) and quality control standards in construction. Familiarity with modern construction methods, materials, and tools. Proficiency in quality inspection tools and software. Soft Skills: Strong leadership skills with the ability to work collaboratively across departments. Excellent communication and problem-solving skills. Detail-oriented, with a proactive approach to ensuring high standards.
