The Corporate Manager – Hotel Asset Management is responsible for maximizing the financial performance and long-term value of a portfolio of hotels owned or managed by the company. This role acts as the strategic link between ownership and hotel operators, ensuring that operational, financial, and brand standards are aligned with ownership objectives. The position involves financial analysis, operational evaluation, capital expenditure planning, and strategic input to drive asset growth and profitability. Key Responsibilities 1. Financial & Performance Management Review monthly P&L, balance sheets, and key performance indicators (RevPAR, GOP, NOI, ROI) across assigned hotels. Benchmark performance against budget, market trends, and competitive set (STR reports). Identify revenue leakages or cost inefficiencies and drive corrective actions through operator coordination. Support ownership in annual budget review and approval process. Prepare consolidated performance reports and investor presentations. 2.Strategic Asset Planning Develop and implement strategic business plans for each hotel, aligned with ownership’s investment objectives. Evaluate brand positioning, management structure, and market opportunities to optimize returns. Conduct feasibility studies for repositioning, rebranding, or expansion. Recommend asset enhancement initiatives to improve profitability and valuation. 3. Capital Expenditure (CapEx) Oversight Review, evaluate, and approve CapEx proposals submitted by hotel management teams. Ensure projects are aligned with asset strategy, ROI expectations, and brand compliance. Track project timelines, budgets, and post-completion performance. 4. Operator & Brand Relationship Management Serve as the key liaison between ownership and hotel operators/brand representatives. Conduct quarterly performance reviews with hotel GMs and regional brand teams. Monitor adherence to management agreements and brand standards. Negotiate or support renewal and compliance terms of hotel management contracts. 5. Market Analysis & Valuation Stay informed about hospitality market trends, competitor performance, and regional demand shifts. Support periodic asset valuation, refinancing, and acquisition/divestment decisions. Provide inputs on investment opportunities and risk assessments. 6. Governance & Reporting Maintain transparent reporting standards and ensure data accuracy across properties. Present quarterly and annual asset review reports to senior management and investors. Ensure compliance with statutory, brand, and ESG (Environmental, Social, Governance) standards. Required Skills & Competencies Strong understanding of hotel financials (P&L, cash flow, KPIs). Proficiency in financial modeling, budgeting, and ROI analysis. Excellent communication and negotiation skills with operators and stakeholders. Analytical mindset with ability to translate numbers into strategic action. Working knowledge of hospitality management systems, STR reports, and market data tools. Strong project management and presentation skills. Qualifications & Experience Bachelor’s Degree in Hotel Management, Finance, or Business Administration. MBA or Postgraduate qualification in Hospitality Finance / Asset Management preferred. 3-6 years of experience in hospitality operations, revenue management, or asset management.
